Job Description Maintenance Lead

Apartment Lead Maintenance

  • Full-time
  • Minimum of 3 years experience required


Job Summary

Apply maintenance skills and customer service skills to ensure overall maintenance of the properties to ensure that all physical aspects of the properties meet all applicable laws as well as the company’s established standards. Troubleshoot and repair all aspects of the property and its units; plumbing, electrical, heating/cooling, carpentry, appliances, painting, drywall, etc. Work may be performed independently or as part of the maintenance team. This position operates within and contributes to an environment with Fair Housing laws and Equal Employment Opportunity. Reports to Property Manager.


Responsibilities:

  • Troubleshoot work orders daily for residents prioritizing the service requests and ensuring they are completed in a timely fashion.
  • Prepare vacant units for new residents ensuring that the unit meets the company standards/checklist.
  • Ensure the exterior grounds of the property and pool maintenance are kept clean on a daily basis.
  • During weather freeze warning or winter storms ensure all preventative measure are taken.
  • Conduct walk-through of the entire property to ensure everything is in working order; if not, take the appropriate steps for correction.
  • Prepare for inspections and schedule outside contractors for projects, when necessary.
  • Be available for quick response per company policy of on-call duties as required.
  • Attend staff meetings as required or requested.
  • Manage upkeep ensure sweeping, mopping, and vacuuming floors in communal areas are done and manage disposing of trash found in communal areas.
  • Painting communal areas and exterior walls.
  • Tracking inventory to ensure that you have adequate maintenance supplies.
  • Ensuring that fire extinguishers, hydrants, alarms, and emergency exits always remain in excellent working condition.
  • Provide daily updates of progress and daily maintenance operations to Property Manager
  • Must have own tools and HVAC Gauges
  • Other responsibilities as assigned by Property Manager or as requested by corporate team.


Skills & Abilities

  • Administrative Skills – ability to understand the Company’s policies and procedures, track materials used for inventory purposes, sign-in/sign-out unit keys.
  • Analytical Skills – ability to draw conclusions and examine alternatives when approaching a maintenance request, ability to read blueprints if needed, ability to consider alternative methods/materials if the necessary are unavailable.
  • Communication/Language Skills – ability to read and comprehend warning labels and service requests, ability to effectively communicate with residents and other property staff.
  • Creative Skills – ability to find the most efficient way to complete a task, continuously look for ways to retain residents and improve the property within budget requirements.
  • Computer Skills – Outlook, Appfolio (we will train), Online ordering of maintenance supplies, etc.…
  • Leadership Skills – Have a can-do attitude, ability to show confidence in work, train and motivate others.
  • Manual Skills – cleaning, groundskeeping, remove snow when needed.
  • Appliance Repair Troubleshooting and repair of parts, clean lint screen in washer/dryer, pumps and transmission, water heater troubleshooting repair and replacement.
  • Carpentry Proper use of hand and power tools, cabinetry, door hanging to include installing hardware, closers, hinges, drywall repair and replacement, window repair, door repair or replacement, and replacement of shelving installation.
  • Electrical Able to replace outlets, switches, light fixtures, circuit breakers, photocells, ballasts, understand and use basic test equipment, knowledge of fire and security system operation.
  • HVAC Filter changes, coil cleaning, pump replacement, ability to troubleshoot using schematics and wiring diagrams, maintain a type II EPA certification, understanding of how to use pressure gauges, charge, evacuate and change out condensing units, air handlers etc.
  • Plumbing Basic plumbing repair on copper, PVC, CPVC, toilets, pump replacement, replacement of fixtures, valves, water heater troubleshooting, repair and replacement, ability to use an electric auger or snake.
  • Pool Care (CPO) – Filter cleaning, pool cleaning, chemical testing, knowledge of all shut-off, first aid, signage and pump motor repair and replacement.
  • Mathematical Skills – ability to calculate square footage, read proper measurements.

Working Conditions

Include walking, standing, sitting, crouching, crawling and climbing are necessary throughout the day. May be exposed to various weather conditions when working on the exterior of the property. It may be necessary to lift weights up to 100 pounds. It is essential to be safety conscious as there is exposure to moving mechanical parts, fumes/airborne particles, and risk of electrical shock.


Driving Requirements:

  • Utilize personal transportation to pick up replacement parts and supplies.
  • Maintain valid driver’s license, car registration and proper automobile insurance if driving a vehicle for business purposes.


Working Environment:

Constantly outdoor/indoors, in all weather conditions, often for extended periods of time and in weather conditions that may make the environment uncomfortable (hot in summer, cold in winter).

Occasional exposure to paint fumes, solvents adhesives, etc. Employee must wear Personal Protective Equipment, rubber gloves and eye protection, when necessary.

Occasional need to work in awkward confining positions.


Safety Responsibilities:

Learn and ensure compliance with all company, local, state, and federal safety rules.

Ensures that unsafe conditions are corrected in a timely manner.

On Call Rotation for afterhours emergencies will be shared among maintenance staff from sister properties or maintenance team members. Each property’s maintenance employee is on call for a full week, frequency depends how many properties are on the rotation schedule.


Qualifications

Education: High School Diploma/GED required

Work Experience: 3 years of prior maintenance experience required.

Licenses/Certifications: HVAC certification, CPO, valid driver’s license with insurance required.

Insurance benefits are available on the 1st of the month following 2 months of continuous employment. Rental employee discount available. Vacation and sick are available. Employment offers are contingent upon successful completion of a background check and drug screen.
