Apartment Managing Professionals, LTD is Hiring a Transitioning Community Director Near Austin, TX

COMMUNITY DIRECTOR

We are looking for dynamic, friendly, and positive team members to join our team.

Apartment Management Professionals (AMP) proudly manages first-rate communities in some of the most desirable locations throughout Austin. The Community Director is a business leader who manages the daily operations of the community, the overall performance and productivity of the community. You will ensure the property runs smoothly, tenants are safe and satisfied and that the property is complying with local and state regulations and in great standing. This position reports to the Regional Director and may be required to transition to other properties within Austin based on need.

ESSENTIAL FUNCTIONS

  • Manage day-to-day operations of the property within the financial guidelines set by AMP and the Housing Authority of the City of Austin.
  • Conduct all business in accordance with the company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
  • Know the Texas Apartment Application, leasing, and related lease forms and stay up-to-date with any changes.
  • Consults Human Resources and Regional Directors on hiring, terminating, training, motivating and supervising all on-site employees to achieve operational goals. This includes onboarding, performance reviews at 90 days and annually, review and approval of timesheets, instructing and advising on-site employees of procedures and guidelines.
  • Collaborates with Regional Manager in the creation of operational budgets.
  • Ensures all rents are collected when due and posted in a timely manner.
  • Performs evictions, when applicable, as required on delinquent rents.
  • Constantly communicates with vendors and contractors concerning work scheduling, billings, vendor relations and certificates of insurance.
  • Ensures lease files are complete and executed properly.
  • Ensures the office opens on schedule, is clean, and the model apartments are ready for tours and inspections.
  • Maintain records of all aspects of management activity daily, weekly and/or monthly. Submits required reports to Regional Director weekly and monthly.
  • Communicate all challenges affecting the operation of the property to the Regional Director promptly.
  • Maintain positive customer service attitude and serve as an example for property staff.
  • Maintain awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
  • Approve all tenant applications.
  • Performs all other duties as required and assigned.

SKILLS AND QUALIFIATIONS

  • Three (3) years’ property management experience.
  • High school diploma, GED, or equivalent. Bachelor’s degree or equivalent preferred.
  • 1-3 years management experience preferred.
  • Ability to negotiate.
  • High level of organization and attention to detail.
  • Highly developed written and oral communications skills, including the ability to communicate across digital platforms and in-person.
  • Strong interpersonal skills to build relationships with a broad range of stakeholders.
  • Proficient with Microsoft Office and related software. Experience with Resman property management software preferred.

PHYSICAL DEMANDS

  • Ability to stand for extended periods of time, bend, stoop, squat, kneel and lift over 20 pounds.
  • Ability to tour the property with prospects on an occasional basis required.

WORKING CONDITIONS

  • General office conditions.
  • Exposure to weather conditions when walking and working on the property.
