Reports to: Residential Specialist Supervisor, Operations Manager, and General Manager

Primary Purpose: The Residential Specialist assists the Residential Specialist Supervisor and is responsible for carrying out and implementing the policies and the house rules of the AOAO of the Lanikea at Waikiki

Qualifications

• High school or equivalent (Preferred)
• Customer service: 1 year (Preferred)
• Work authorization (Preferred)

Job Type: Part-time: 8-hour shifts

Salary Range: $16.00-17.00 per hour after 90 days

Experience: 1-5 years in a Condominium or High-Rise Setting (preferred)

Duties & Responsibilities:

• Displays genuine "Aloha Spirit" to residents and guests when passing through the lobby
• Monitoring the security of the building and perimeter by using CCTV throughout the shift
• Communicate with residents regarding complaints and questions
• Generate descriptive incident reports, vendors information
• Ensures all residents & guests are complying & educated with the house rules
• Quickly responds to emergencies such as fire, water, and medical

Demands & Requirements:

• Require frequent walking, bending, as well as lifting and handling up to 30 pounds
• The ability to multi-task and the ability to deal with frequent interruptions while performing a complex computer task
• Available to work weekends & holidays
• Must have a current guard card (Valid) If not we will assist

Essential Duties and Responsibilities:

• The Residential Specialist creates a welcome environment for residents and guests.
• The Residential Specialist displays genuine “Aloha Spirit” customer service.
• The Residential Specialist greets all residents and guests upon entering the property.
• The Residential Specialist checks-in and registers guests and contractors.
• The Residential Specialist knows and understands all building rules, regulations, policies, and procedures.
• The Residential Specialist maintains full knowledge of building locations, functions, and amenities.
• The Residential Specialist assists residents, guests, and contractors, answers questions about the property and operations.
• The Residential Specialist performs administrative duties in support of the management office.
• The Residential Specialist watches for unwanted individuals entering the building and suspicious behavior or activity.
• The Residential Specialist monitor’s the Association’s surveillance system; investigates suspicious activities and reports to Management; contacts HPD as necessary.
• The Residential Specialist ensures all residents and guests are following the building rules, regulations, and policies.
• The Residential Specialist enforces the House Rules and building policies; educates residents of the house rules.
• The Residential Specialist maintains the cleanliness of the Main Lobby.
• The Residential Specialist helps to ensure the cleanliness of all common areas; contacts Custodial as needed for assistance.
• The Residential Specialist updates all applicable logs, files, and systems relevant to building operations.
• The Residential Specialist sorts and logs all incoming mail; notifies when a package has arrived, maintains accurate records of incoming and outgoing packages and deliveries.
• The Residential Specialist completes accurate and comprehensive reports in a timely manner: incident reports, leak reports, leak update reports, and house rule violation reports.
• The Residential Specialist ensures that the Residential Specialist Supervisor, Operations Manager, and General Manager are informed immediately of any major events.
• The Residential Specialist monitors building systems, such as air conditioning, fire, and water; answers alarms and investigates disturbances.
• The Residential Specialist calls HPD or HFD in case of emergency, such as presence of unauthorized persons and fire.

Work Hours: Monday-Sunday 24 hours. Duties may require occasional overtime and an adjusted schedule to properly maintain the project and work standards.
