The Vendor Performance Specialist is responsible for managing the size, performance, and balance of our 3rd party service vendor portfolio. This position establishes relationships with all vendors in assigned geographical region that perform work for turn, maintenance, and recurring services. They will be responsible for understanding each vendor’s capacity for performing work, providing feedback based on work performed and establish pricing expectations for assigned area. On an ongoing basis they will liaison with Property Operations and vendors to manage complex Turns through the pipeline efficiently, aid in large and/or emergency maintenance scopes, and assist with Casualty & Loss when needed.

Responsibilities:

• Builds, monitors, and conducts recurring reviews of performance metrics with major vendors in assigned territory based on quality, price, and speed. Evaluates the performance of all active vendors through these performance metrics and holds vendors accountable. Additionally, oversees the re-allocation of volume of work assignment based on vendor performance.
• Interacts daily with various departments of company (Vendor Management, Maintenance, Accounts Payable, Field, etc.), general contractors and subcontractors to ensure vendors are completing work quickly, correctly, and efficiently, while maintaining vendor relationships and performance metrics. Ensures high dollar vendor work is completed satisfactorily.
• Reviews bids from vendors to ensure accuracy for content and pricing; engages in negotiations with vendors to ensure pricing falls within market pricing guidelines. 
• Surveys existing vendor base to determine capacity, scopes of work and establish pricing expectations. Holds regular accountability meetings with top vendors. Ensures organizational property standards (paint, flooring, etc.) are being utilized.
• Recruits and trains vendors to meet company expectations related to performance, pricing, acceptance of work and invoicing best practices. Ensures appropriate vendor levels throughout the region, based on market need. 
• Works with Director of Property Operations to set service vendor strategy and performance metrics for assigned territory.

Requirements:

• Bachelor’s Degree in Business Management, Construction Management, or a related field desired.
• 5 years in progressively responsible roles in a related background and proven experience in comparable roles.
• Keen understanding of the industry, including the ability to assess the strengths and weaknesses of competitor organizations, recognize and seek out relevant opportunities, and implement processes for improved efficiency, service, profitability, and growth.
• Basic PC skills
• PC skills, CRM knowledge a plus
• Excellent planning and organizational skills
• Strong staffing, development, and appraisal skills
