POSITION SUMMARY
The Development Manager obtains and presents clear project vision, goals, and objectives, assures communication and accountability within the project team, manages day-to-day relationships specific to the real estate projects assigned and accepts responsibility for the execution of all deliverables. The bulk of work in this role will be in support of third-party clients for which the Company provides multi-family real estate development services on a contract basis.
ESSENTIAL DUTIES AND RESPONSIBILITIES

ESSENTIAL FUNCTIONS STATEMENT(S)
  • Gather and summarize key due diligence and existing conditions to aid the Team in feasibility studies of potential real estate development sites and evaluate associated development schemes. Source existing and public information for conceptual planning.
  • Participate in the identification, feasibility analysis and negotiation of multifamily and other sites for real estate development and investment opportunities. This will include reading market studies, utilizing listing services, and through the creation of a large broker network.
  • Heavy emphasis will be placed on Low Income Housing Tax Credit and other affordable or workforce housing programs, with additional exposure to non-tax credit affordable and market rate multifamily.
  • Lead and/or participate in financial investment analysis and evaluation of project risks, pro-forma modeling of new developments (likely in Excel), opportunistic investment strategies and potential public participation. Identify funding sources and provide accurate information for cost line items assigned to this position by the Development or Finance Team.
  • Prepare internal and external requests for authorization of capital investment and expenditures to initiate development, prepare investment committee packages and investment committee package support.
  • Aid in creating and executing project schedules and tasks in Smartsheet or other programs to organize and direct activities with attorneys, architects, engineers, and other consultants to plan projects related to public entitlement, site permits, acquisition due diligence and closing activities.
  • Collaborate with the Finance team and company executives on all aspects of financial transactions from initial underwriting, securing equity and debt financing through final funding and closing.
  • Work with local citizen groups, governmental bodies, and other interested parties to obtain necessary project permits and entitlements.
  • Serve as a member of the unique project development teams which will be responsible for the construction of specific projects, coordination of designers and consultants and general contractor, etc.
  • Monitor and ensure the timely completion of tasks required to plan and ensure the investment and development as defined in the Project Vision Caster and within the established budget, schedule and required investment returns.
  • In conjunction with other team members provide regular updates, project information and collateral to help others initiate, plan, and manage the marketing and leasing plan for development/investment opportunities, including all aspects of marketing materials and promotion,
  • Identify and manage broker relations to continue a flow of sites and land for review and analysis.
  • Consult with and assist Development, Asset and Property Managers in identifying operational and management issues, opportunities and benefits relating to development design and construction and transfer of property to portfolio status or sale at completion. Such consultation will be used in developing projected stabilized operating budgets.
  • Create Meeting Agendas, take meeting notes and ensure all tasks in Smartsheet and/or other software programs are updated and created to reflect information provided in project meetings.
  • Review legal documents for consistency with previous agreements and current deals.
  • Identify and build effective relationships with brokers, contractors, architects, and landowners.
Qualifications
QUALIFICATIONS
Education: Bachelors degree (B.A.) or equivalent from a 4-year college or technical school. Must demonstrate literacy in the English language including reading.
Experience : Three to five years of related experience and/or training or job-related experience.
Computer Skills : Working knowledge of Microsoft Office Suite.
Certificates & Licenses : Valid State Issued Drivers License.
Other Requirements: Authorized to work in the United States
