POSITION DESCRIPTION
Position title: Experienced Engineer/ Maintenance Technician
POSITION PURPOSE:
The installation and repair of all building systems, to ensure a safe, efficient, and comfortable operation of the hotel according to Residence Inn Columbus at Easton, Olshan Properties, and Marriott Hotels’ standards. Perform preventative maintenance on all assigned equipment.
ESSENTIAL FUNCTIONS:
Perform preventative maintenance to assigned equipment. Interact with the Area Director of Engineering and the Assistant Area Director of Engineering to assist in start-up, shutdown, and operation of assigned equipment. Read gauges, meters, dials, and make basic mathematical calculations, to ensure that the equipment is operating at peak efficiency. Perform visual inspections of assigned area on a daily basis. Keep in contact with the departmental managers of the assigned area and address any concerns that a manager may have.
Respond to guest and departmental calls in a polite, professional, and timely manner. Identify, troubleshoot, and correctly solve any situation that may arise during the shift.
Support the GXP Program throughout the hotel. Learn and utilize all essential functions of GXP from accepting, starting, stopping if needed, adding notes, adding pictures, etc. on all Service orders and PM orders.
Give all Emergencies & Guest Occupied rooms the Highest Priority.
Check work orders daily to follow up on any that needed parts or any that may be left from the previous day. Perform repair work given on all service orders and PM Orders and ensure all work is completed in a timely manner.
Perform any special tasks (projects) as assigned by the Area Director of Engineering or Assistant Director of Engineering. These may include, but not limited to, ceiling tile replacement, renovation and restoration projects, moving heavy equipment, etc.
SUPPORTIVE FUNCTIONS:
In addition to performance of the essential functions, this position may be required to perform a combination supportive functions, with the percentage of time performing each function to be solely determined by the Chief Engineer, Assistant Chief Engineer, and/or the General Manager based upon the particular requirements of the Hotel.
OTHER:
Regular attendance in conformance with the standards, which may be established by the hotel from time to time, is essential to the successful performance of this position. Team Members with irregular attendance will be subject to disciplinary action, up to and including termination of employment.
Due to the cyclical nature of the hospitality industry, employees may be required to work varying schedules to reflect the business needs of the hotel.
Upon employment, all Team Members are required to fully comply with hotel rules and regulations for safe and efficient operation of hotel facilities. Team Members who violate hotel rules and regulations will be subject to disciplinary action, up to and including termination of employment
SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES
The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodations, using some other combination of skills and abilities.
Possess advanced knowledge of electrical and mechanical systems with the ability to analyze their design intent and performance.
Possess advanced knowledge of construction and building systems.
Possess advanced knowledge of the carpentry, painting, commercial heating and air conditioning, plumbing, and electrical disciplines.
Possess advanced knowledge and skill with both hand operated and electrical equipment and the ability to instruct subordinates in the proper and safe usage of said equipment.
Ability to apply technical knowledge of federal and state regulations to practical situations within the hospitality industry.
Ability to react quickly/decisively to changes in the Engineering Department and Hotel.
Ability to perform tasks while bending, stooping, kneeling, or standing while supporting additional weight up to 25 lbs.
Ability to perform duties in a confined space and in an awkward position.
Ability to climb stairs, ladders or use a man lift to work at heights up to 30 feet, often reaching overhead.
Ability to push, pull, grasp, lift, and/or otherwise move supplies and equipment weighing up to 75 lbs., occasionally waist high.
Ability to concentrate in high-pressure possibly dangerous area.
Ability to communicate telephonically, face-to-face, and over a hand-held two way radio.
Ability to hear a change in pitch of high-speed mechanical equipment.
Visual ability to read manufacturer’s instructions, correspondence, schematics, blueprints, etc. Visual ability to determine wire colors for safe repair and detect emergency situations.
Ability to write and speak English, to comprehend and communicate instructions to both the hotel and it’s clients.
Ability to remain calm in emergency situations and to effectively deal with the internal and external guests, some of whom require patience, tact and diplomacy to defuse anger, collect accurate information, and solve guest concerns.
Ability to work under time constraints and deadlines, must be productive in quantity and quality of work.
Ability to work in a 365 day 24 hour environment.
Ability to translate technical information or problems into layman’s terms.
Ability to use finger/hand movements for extended periods of time. Finger and hand dexterity to manipulate switches, writing instruments, a computer keyboard, etc.
Knowledge of GXP system.
Knowledge and proper usage of Lock Out/ Tag Out training.
Protect employer’s privacy and data; keep passwords safe.
QUALIFICATION STANDARDS
Education: High School degree or equivalent. Apprenticeship and/or advanced training program for operating engineers recognized by the industry preferred.
Experience: Minimum of 3 years combination of work experience in commercial buildings with complex electrical, plumbing, H.V.A.C. systems, and carpentry.
Licenses or Certificates: No Licenses required for this position. Electrical License, Refrigeration License, Fire Safety License, and Professional Engineering License preferred.
Grooming: All Team Members must maintain a neat, clean and well groomed appearance per the Olshan Properties Team Member Handbook.
Other: Additional language ability preferred.
