Property Manager Position Overview:
You’ll lead and direct the community operations; recruit, train, and motivate team members; anticipate issues and create solutions for residents; develop and maintain the budget required for managing the community; maintain work in the OneSite management software system; and anything else that might pop up. You know you’ve got to be on your toes; that’s why you’re here.
We’re picking you because you insist on working hand-in-hand with your team members; there’s no such thing as a backline Property Manager. You lead by example, which means you’ll often be doing the same jobs the rest of your team does without becoming a micromanager (okay, so, maybe you won’t be repairing plumbing with the Maintenance crew, but you will be following up and learning all you can about common service repairs).
As Property Manager, the buck starts and stops with you, and that’s the way you like it.

How You'll Contribute to The Workplace:
Property Manager duties and responsibilities include, but are not limited to:

  • Lead, direct, and control all facets of the community to ensure quality services and a high degree of customer satisfaction by to Phillips Management Group’s standards and policies, while working within budgetary guidelines
  • Recruit, hire, onboard, manage and provide performance feedback to employees to ensure community performance and adequate staffing
  • Train staff members on proper leasing techniques and resident service
  • Ensure property performance is maximizedthis includes walking the grounds to ensure product is show ready; walk all made ready apartments to inspect and ensure ready for new resident
  • Tour visitors and guests (this includes prospects, owners, guests from corporate) to show amenities, apartments, models, community, etc. (this may involve walking on hills and up and down stairs)
  • Conduct regular performance appraisals and address any associate concerns or employee relations issues
  • Conduct weekly meetings with leasing and maintenance staff
  • Develop and administer the community budget
  • Evaluate unit prices in accordance with the market and budgeted goals
  • Obtain bids for all contract services and oversee routine capital projects
  • Ensure that the onsite staff provides the highest level of service to residents; respond appropriately to survey results
  • The property manager is responsible for using the Today Page in OneSite to manage daily tasks. (Review accounting alerts, availability, delinquency, etc.)
  • The property manager is responsible for the management of prospective resident activity in OneSite. (assign applicants to apartments, waitlist, etc.)
  • The property manager is responsible for managing property accounting activities in OneSite. (Collect, process and deposit money, etc.)
  • The property manager is responsible for managing lease renewal activity in OneSite. (Generate renewal offers, send renewal notices, etc.)
  • The property manager is responsible for managing delinquency in OneSite. (Complete follow up, submit to collections, etc.)
  • The property manager is responsible for managing service request activity in OneSite. (creating service requests, close completed service requests, etc.)
  • The property manager is responsible for managing resident activity in OneSite. (Complete move-ins, move-outs, transfers, etc.)
  • The property manager is responsible for retrieving and scrutinizing reports in OneSite. (Retrieve reports, review reports, etc.)

Supervisory Responsibilities

  • This job oversees a specific apartment community with two or more direct reports

Qualifications

  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education and/or Experience

  • College degree preferred; Minimum 3 year’s Property Management Role; Must have a strong marketing and leasing background; Professional designations are helpful, but not required. (ARM, NALP, CAPS, CAM, etc.)

Computer Skills
