First Service Credit Union is Hiring a Director of Facilities Management Near Houston, TX

Address: 16430 Park Ten Place, Houston, Texas 77084
Role: Responsible for all aspects of the Credit Union's facilities (corporate office building, parking garage, branch office buildings, generators, HVAC, security, cameras, etc.) and for ensuring that facilities, building systems and equipment is properly maintained and functioning to the highest standards.
Essential Functions & Responsibilities:
  • Oversee all aspects of construction projects on behalf of the Credit Union (i.e., new builds, renovations, and other projects) and responsible for holding contractors, architects, engineers and other parties accountable to ensure projects are completed on schedule, within budget, and according to agreed-upon specifications and resolve contractor problems and issues, as needed.
  • Monitor, manage, and ensure contractor compliance with respect to contracts for all facilities maintenance, landscape, generators, HVAC, roofing, cabling, painting, electrical work, janitorial, elevator, alarms, and other facility related matters and ensure all systems are properly maintained.
  • Accountable for negotiating appropriate pricing for all construction work / facilities work on behalf of the Credit Union and maintain records and exemplify excellent time management skills to ensure projects are completed on time. Prepare bid specifications for the Credit Union.
  • Timely review invoices and ensure work has been performed properly and in accordance with the contract (as applicable) prior to releasing funds.
  • Responsible for responding to emergency after hour calls (alarms, leaks, generator issues, power outages, etc.) to ensure facilities are secure.
  • Develop, schedule, communicate and manage facility maintenance schedule and create and manage an annual facilities budget.
  • Monitor the safety and security of the workplace throughout each day, look for areas in need of improvement, proactively search for hazards or dangers and make changes to provide a safe working environment.
  • Practice sustainability (assess energy efficiency throughout Credit Union properties).
  • Design weekly / monthly / quarterly / yearly schedules, delegate jobs and tasks as appropriate, promote unity, and accomplish tasks.
  • Oversee the property management company used by Credit Union for its corporate office building.
  • Performs other job related duties as assigned.

To keep management informed regarding key operational issues affecting the department. Accept individual accountability and responsibility for success of First Service which includes meeting assigned goals, projects, and deadlines.
Knowledge and Skills:
Experience - 8 years of similar or related experience.
Educatio n - A bachelor's degree or equivalent experience.
Interpersonal Skills - Courtesy, tact, and diplomacy are essential elements of the job. Problem solver; decisive ' great decision making skills; excellent communicator; identify hazards and respond calmly in crisis; patient but proactive; analytical thinker.
Other Skills - Hands on technical experience with electrical, plumbing, cabling, generators, HVAC, construction management, ability to read blueprints/equipment schematics, knowledge of building codes and regulatory and permitting process; ability to management budget and personnel; ability to interpret data and evaluate maintenance and custodial programs; skilled at operating and maintaining machines; ability to implement policy and procedures; experience working on SOC exams.
Physical Requirement - While performing the duties of the job, the employee is regularly required to:
