Properties: Currently, includes twelve (12) commercial and residential properties all located in Manhattan

Status: Full-time

Commence: Immediate

Compensation: $25-$30/hour, Depends on Experience

POSTION SUMMARY:

The Superintendent is the liaison between Management and all vendors and subcontractors for services, including landscaping, snow removal, pest control, roof inspections, HVAC maintenance, elevator maintenance, porters, trash removal and cleaning, boiler inspections and repairs, plumbers, electricians, exterminators and all other vendors who visit the Properties. Must coordinate maintenance of grounds including cleaning of parking areas sidewalk and streets, public halls, vacant spaces, basements, roofs, fire escapes, boiler and mechanical rooms, elevators, elevator motor rooms, lighting, drainage and irrigation, shaft ways, yards, vaults, and all other areas designated by management. The Superintendent inspects and services high maintenance items including exterior doors, intercoms, mailboxes, public halls, vestibules, garbage areas bins and doors and security systems and the like.

Supervision of cleaning personnel and porter services are performed by the Superintendent to insure performance standards and adherence to quality. The Superintendent is responsible for coordinating with the Manager, Assistant Manager and Coordinator, the ordering of materials and all inventory needed to maintain efficient operation of the property.

The Superintendent oversees the review and operation of the Property building systems. Is required to continually monitor, review, and adjust systems and is responsible for the start up and shut down of heating, ventilating and air conditioning equipment is adjusted to account for seasonal demands, holiday, and weekend schedules to control and optimize energy efficiency and reduce energy costs.

ESSENTIAL DUTIES AND RESPOSIBILITIES:

Exterior – Building and Grounds. The Superintendent is responsible for the evaluation, identification and coordination of repairs and maintenance, including but not limited to, the following items:

  • Sidewalk, curb and grounds maintenance
  • Common area lighting
  • Sign maintenance
  • Snow removal
  • Report condition and quality of gardening maintenance
  • Building Exterior (fire escapes, vestibule and entry & regular windows, doors, etc.)

Preventative Maintenance. The Superintendent is responsible for implementing and maintaining a Preventive Maintenance Program for all equipment and building systems located at the Properties.

  • Performs monthly Property inspections and submits all required reports
  • Addition/deletions to Preventive Maintenance manual
  • Recording dates in Preventative Maintenance manual & on-site records
  • Follow-up on Preventative Maintenance manual
  • Semi-Annual review of Preventative Maintenance manual content and effectiveness
  • Schedules and accompanies professionals on routine and required inspections of the Life Safety Systems including fire alarms, sprinklers, fire extinguishers and emergency generators
  • Accompanies outside vendors who read and record monthly utility meter readings for both base building and tenant services

Maintenance initiated by Tenant/Occupant. The Superintendent is an integral part of tenant/occupant, restacks, move-ins and move-outs including the distribution and collection of all keys and security cards.

  • Responds to all Tenant/Occupant service requests of routine and additional services
  • Follow-up and inspection of work performed for all Tenant/Occupant service requests
  • Move-In/Move-Out
  • Supervision of moving contractors
  • Coordinate punch list for Move-In with Management
  • Coordinate punch list for Move-Out
  • Follow-up on Move-In and Move-Out punch lists
  • Complete in person Move-In, Move-Out, and pre Move-Out Inspections with Tenants, acting as a representative of the Landlord to fulfill the obligations and in accordance with NYS and NYC Housing law.
  • General Maintenance other than Preventive (i.e., Light Bulbs, Leaks, Door Locks, Time Clocks, etc.)

Miscellaneous. The Superintendent is responsible for the additional matters, including but not limited to, the following:

  • Monitor fuel supplies
  • Building opening and closing
  • Security measures
  • Inventory submittals – maintenance, cleaning, electrical, other (seasonal)
  • Physical inspections and reporting
  • Coordination with other departments
  • Other duties as assigned

On-Call 24 hours. The Superintendent is on call 24 hours a day, 7 days per week, 365 days per year to respond to operational problems and initiate emergency response plans. The Superintendent is the person most responsible for the continued inspection, maintenance and control of the physical building and its systems. Every Superintendent must make periodic unannounced visits to their property to ensure that all procedures are working properly.

  • Perform emergency repairs (i.e., pipe leaks, exterior door locks)
  • Respond immediately to all emergency calls especially reports of loss of essential services (i.e.; heat, hot water, electricity etc.)
  • Cleaning emergencies (i.e. liquid spillage, unsightly debris)

QUALIFICATIONS:

  • The successful candidate will have five (5) years’ experience as a superintendent of multi-family residential buildings
  • Technical knowledge and skills in working with air conditioning, heating systems, and a strong knowledge of building systems, NYC building codes and regulatory requirements, safety principles and practices
  • Excellent supervisory skills and excellent verbal and written communication skills to deal with tenants, employees at all levels and be able to present operational information to Management
  • Able to lift materials weighing up to 50 lbs.

Pay: $25.00 - $30.00 per hour
