POSTION SUMMARY:
The Superintendent is the liaison between Management and all vendors and subcontractors for services, including landscaping, snow removal, pest control, roof inspections, HVAC maintenance, elevator maintenance, porters, trash removal and cleaning, boiler inspections and repairs, plumbers, electricians, exterminators and all other vendors who visit the Properties. Must coordinate maintenance of grounds including cleaning of parking areas sidewalk and streets, public halls, vacant spaces, basements, roofs, fire escapes, boiler and mechanical rooms, elevators, elevator motor rooms, lighting, drainage and irrigation, shaft ways, yards, vaults, and all other areas designated by management. The Superintendent inspects and services high maintenance items including exterior doors, intercoms, mailboxes, public halls, vestibules, garbage areas bins and doors and security systems and the like.
Supervision of cleaning personnel and porter services are performed by the Superintendent to insure performance standards and adherence to quality. The Superintendent is responsible for coordinating with the Manager, Assistant Manager and Coordinator, the ordering of materials and all inventory needed to maintain efficient operation of the property.
The Superintendent oversees the review and operation of the Property building systems. Is required to continually monitor, review, and adjust systems and is responsible for the start up and shut down of heating, ventilating and air conditioning equipment is adjusted to account for seasonal demands, holiday, and weekend schedules to control and optimize energy efficiency and reduce energy costs.
ESSENTIAL DUTIES AND RESPOSIBILITIES:
Exterior – Building and Grounds. The Superintendent is responsible for the evaluation, identification and coordination of repairs and maintenance, including but not limited to, the following items:
Preventative Maintenance. The Superintendent is responsible for implementing and maintaining a Preventive Maintenance Program for all equipment and building systems located at the Properties.
Maintenance initiated by Tenant/Occupant. The Superintendent is an integral part of tenant/occupant, restacks, move-ins and move-outs including the distribution and collection of all keys and security cards.
Miscellaneous. The Superintendent is responsible for the additional matters, including but not limited to, the following:
On-Call 24 hours. The Superintendent is on call 24 hours a day, 7 days per week, 365 days per year to respond to operational problems and initiate emergency response plans. The Superintendent is the person most responsible for the continued inspection, maintenance and control of the physical building and its systems. Every Superintendent must make periodic unannounced visits to their property to ensure that all procedures are working properly.
