WORKSPACE PROPERTY TRUST is Hiring a Director of Leasing Near Horsham, PA

The Director of Leasing is directly responsible for negotiating new leases, lease renewals, option re-negotiations and other lease negotiations with tenants and prospective tenants at properties managed by Workspace Property Trust. The position focuses on the marketing of vacant space or space that may become vacant due to lease expirations, canvassing, cold calling, coordination with brokers, lease renewal negotiations, lease restructuring, negotiating and closing deals as well as promoting WPT in the best of class along with being the “Market Leader” in the region demonstrating a comprehensive understanding of the all aspects of the Real Estate markets and external factors of the region.

:

  • Possess an excellent ability to understand and develop and execute a strategic leasing plan for each property. Continuously articulate the features and benefits of the properties through meetings, presentations, real estate organizations, mailings, etc.
  • Schedule and perform showings at suitable locations with prospective tenants to determine their office needs in order to maximize lease income.
  • Have experience and a solid track record of leasing commercial space and possess excellent negotiation and influencing skills in connection with the successful execution of leasing space to a new tenant or renewing the lease of an existing tenant.
  • Build and maintain close relationships with local brokers. Work directly with asset managers on deal economics, lease negotiations, and annual business plans.
  • Establish and maintain strong relationships with existing and potential tenants.
  • Prepare proposals and letters of intents (LOIs) and coordinate/negotiate lease documents.
  • Prepare financial lease analysis using Excel and Deal Manager by Yardi or other comparable
  • Update real estate databases such as Costar, work with “Marketing Department to produce Region’s marketing materials, including flyers, presentations, etc., and assist with planning broker events.
  • Conduct competitive market and tenant mix analysis.
  • Work closely and collaborate with Property Management team.

Qualifications and Education Requirements:

  • 5 years of Commercial Leasing, Sales and Marketing Experience. Bachelor’s degree preferred.
  • Proficiency to read, understand and apply standard to complex documents affecting real estate projects, such as: entitlement applications, traffic studies, agreements/contracts, leases, due diligence materials, title reports, ALTA surveys, environmental reports, and architectural drawings
  • Solid financial acumen and excellent negotiation skills a must.
  • Excellent interpersonal skills and ability to work independently but also be a team player.
  • Ability to demonstrate a successful track record of leasing experience with in-depth experience negotiating leases.
  • Ability to handle the pressure of a dynamic work environment, track projects & meet deadlines.
  • Proper licensure required with applicable state real estate commission if required.
  • Excellent written and verbal skills, as well as strong attention to detail and ability to effectively multi-task. Obligation and ability to interact with all governing agencies.
  • Ability to analyze and recommend solutions to overcome project hurdles and setbacks.
  • Word, Excel & Outlook is necessary with ability to learn new software, Yardi, preferred.
  • Tremendous drive, energy, and passion for both individual and team-oriented goals with an ability to quickly learn, understand and articulate what makes us different and successful.
