    POSITION SUMMARY
    Under the direction of the Facilities Director, assists with supervisory and hands-on duties to ensure all custodial and maintenance tasks are carried out resulting in an exceptionally clean, safe, and attractive environment for all students, staff and visitors. Coordinates, manages, and/or directs the activities of custodial and maintenance staff as well as, service contractors, in the performance of duties related to the custodial and maintenance departments.

    ESSENTIAL DUTIES
    • Assists with daily oversight of all facility operations and project management as directed by the Director of Facilities, to support and execute procedures, policies, goals and objectives of the Facilities Office.
    • Supports the establishment and administration of schedules and procedures for the ongoing maintenance/custodial care of school buildings.
    • Monitors work orders to ensure prioritization of assignments. Reviews submissions and completed work and closes out completed procedures.
    • Develop and maintain equipment inventory for facilities management including district-owned vehicles.
    • Assists the Director in the screening and hiring of maintenance/custodial employees.
    • Assists the Director in various personnel actions, including staffing, work assignments/schedules, annual performance evaluations, skills development and training.
    • Inspects buildings, when appropriate, for cleanliness and maintenance issues and discusses conditions with Director to determine next steps.
    • Assists with budget preparation.
    • Remains on call after working hours for emergency calls.
    • Ensures all maintenance/custodial employees have the appropriate training required.
    • Assists the Director in continuously exploring options with vendors and contractors to improve services and supplies.
    • Prepares basic specifications for the purchase of supplies and equipment.
    • In collaboration with the Director, manages and respond to fire and other alarm notifications, and works with local police and/or fire departments in a timely manner to ensure safety protocols are implemented.
    • Supports preventative maintenance programs for all school-related equipment.
    • Build and maintain quality relationships with staff, school administrators and vendors.
    • Write reports, business correspondence, and procedure manuals as needed.
    ADDITIONAL DUTIES
    Performs other related tasks as assigned by the Superintendent or designee.

    KNOWLEDGE, SKILLS AND ABILITIES
    • Knowledge/experience in positions with progressive responsibility in the field of custodial and maintenance work.
    • Knowledge of safety practices and procedure.
    • Proven ability to motivate, develop and direct people as they work.
    • Ability to manage own time and the time of others.
    • Committed to a flexible schedule, including nights, weekends, school vacations, and responding to emergencies, which impact operations and/or facilities.
    • Knowledge of construction and building systems and technological applications related to job functions.
    • Knowledge of the mechanics of school equipment such as boilers, electrical, heating and plumbing equipment, heat controls, ventilations and air conditioning.
    • Knowledge of State and Federal regulations appropriate to the management and operation of facilities maintenance and custodial services.
    • Knowledge of project management techniques including planning, coordination, scheduling, and cost control.
    • Knowledge of administrative computer applications, as related to departmental functions.
    • Skilled in excellent communication, customer service, and problem-solving talents.
    • Ability to clearly and succinctly communicate from organizational goals to specific tasks.
    • Ability to perform basic calculations and analysis.
    • Proven ability to develop and sustain positive working relationships with others.
    • Ability to carry out instructions furnished in multiple formats.
    • Ability to problem solve and resolve issues in compliance with policies and regulations.
    • Maintains and active driver’s license.
    PHYSICAL AND MENTAL DEMANDS, WORK HAZARDS
    Physical ability to perform the essential functions of the job as outlined above, in addition to the following: While performing the duties of this position, the employee is frequently required to stand, walk, and sit. The employee is regularly required to see, talk, and hear. The employee is regularly required to use hands to manipulate, handle, or feel. The employee is regularly required to reach with hands and arms, stoop, kneel, or crouch. Employee must occasionally move equipment and/or supplies. The job is performed for the most part in an office or school setting with regular exposure to outside weather conditions. The employee is frequently exposed to moving mechanical parts; high, precarious places; fumes or airborne particles; and risk of electrical shock. The employee is occasionally exposed to wet and/or humid conditions, toxic or caustic chemicals, extreme cold, extreme heat and vibration. The noise level is that of a typical school, but can be loud depending on the situation. Mental demands requiring decision making, analytical and organizational skills in order to achieve work objectives, draw daily operational conclusions, solve practical problems, use computer technology and to present information for use by administration in making decisions.
