Real Estate Development Manager
The Restaurant Real Estate Development Manager will have the ultimate responsibility for the day-to-day success of speed to site selection for corporate and franchisee new store openings. The role pro activity tracks, controls and manages the prototypical standards of the development process and timeline to ensure successful and timely openings. Supervise key projects including the negotiation of new, renewal, and termination transactions; project development; asset divestitures; and land purchases and divestitures.

· Performs market research, both formal and informal, to define real estate development plans; coordinating with teams to update and maintain the overall market development plans.
· Lead franchisee projects through all aspects of construction including initial scope review, equipment evaluation, plan approval, vendor selection, permitting and build outs.
· Lead franchisee and corporately developed new store/relocation projects through all aspects of development and construction including site selection/approval, lease negotiations, initial plan review, vendor selection, permitting, build out, opening
· Serve as the primary contact for franchisee developing new locations from real estate site approval through the opening process.
· Build strong working relationships with franchisee and effectively advise on the opening process, ensuring commitments with vendors are being met and all tasks remain on schedule.
· Support franchisee seeking loans from financial institutions; SBA, conventional, construction, equipment, reimaging and POS.
· Assist and negotiate LOIs and leases in the best interest of the brand and the owner/operator.
· Negotiate and renew leases before expiration, set up payment plans, rent reductions, and renegotiate lease terms, as needed.
· Oversee and deliver annual net new restaurant targets; track and forecast all new restaurants according to critical milestones.
· Obtain and analyzes economic and demographic data in order to ensure project success based on cohesive factors, area demographics, access, visibility, development costs, code requirements, and sales projections.
· Meet with appropriate officials to discuss and resolve certain development issues in order to ensure site acquisition occurs on a timely basis and in accordance with all codes and regulations
· Negotiate real estate transactions with owners, developers, brokers, and attorneys in order to obtain best available sites at the lowest cost and under terms and conditions acceptable.
· Reviews comparable sales of other commercial properties, site utilities, zoning, land restrictions, title matters, and timing issues associated with permitting and closing.
EDUCATION AND WORK EXPERIENCE REQUIREMENTS:
Proven management and leadership experience within a corporate real estate environment, preferably in franchised QSR or retail industry
Bachelor’s degree in related field of Business, Real Estate, Development
