Sakura FineTek USA is Hiring a Facility Manager Near Torrance, CA

General Position Summary

The facility manager responsibilities entail maintaining the buildings and grounds of the Torrance campus, overseeing the upkeep of equipment and supplies, determining, and scheduling repairs and managing renovation projects, maintaining facility SOPs, assigning facility work to staff, and coordinating inspections. Additionally, the facility manager manages the facility budget and negotiates with outside vendors and contractors for supplies, repairs, and renovation activities. 

Essential Job Functions

Facilities Management Activities

§ Schedules and coordinates the maintenance, repair and/or monitoring of all heating, ventilating, air conditioning, security system and other related equipment to always ensure efficient operation of these systems.

§ Manages and maintains the following software, Manager Plus and Upkeep, for maintenance scheduling and control, Stanley Pac software for security and access, Rees Scientific Monitoring for monitoring of temperature-controlled rooms, and Verkada for the camera security system and others

§ Manages maintenance of landscaping, waste removal, maintenance painting, and contracted repairs.

§ Strikes a balance between outsourcing and performing hands-on work with facility staff

§ Performs routine maintenances and works on minor building and alteration projects.

§ Patches and repairs drywall and furniture. Install interior artwork.

§ Installs and reconfigures modular workstations.

§ Inspect and test fire protection and generator systems.

§ Responds to emergency maintenance requests as required.

§ Troubleshoot facility issues to determine cause and recommends solutions.

§ Oversees and monitors established security systems including fire, burglar, and access control systems. Ensures systems adhere to security regulations and procedures in the protection of company property from fire, theft, vandalism, or other situations that endanger the security and safety of employees or company facilities.

§ Prepares RFPs, sources qualified vendors/contractors, analyzes cost estimates and presents recommendations for facility services. 

§ Develops and manages annual budget.

§ Ensures facility is in compliance with all regulatory regulations such as OSHA and building codes. 

§ Performs maintenance inspections and supervises repairs.

§ Sources, contracts, and oversee janitorial service contractor. 

§ Available 24 hours, 7 days a week for on-call needs and support

Facilities Construction/Renovation Activities

§ Manages construction projects working directly with general contractor.

§ Maintains and updates facility drawings.

§ Participates in reviews with various governing agencies for code compliance. 

§ Performs other related duties as assigned by management.

Safety Activities

§ Participates in maintaining the company’s safety program and recommends measures to reduce or eliminate accidents and health hazards. Recommends measures to comply with OSHA, Cal-OSHA, ADA, fire/building codes and other legally mandated requirements.

§ Works closely with law enforcement agencies on investigations of irregularities involving company security.

§ Maintains awareness of safety precautions and issues throughout Sakura Finetek facilities.

§ Maintains Sakura Finetek Material Safety Data Sheet for janitorial and pest control

§ Participates in the investigation of accidents and injuries as needed.

§ Maintains good communications both inside and outside of the Company and coordinates maintenance or repairs in a timely manner.

§ Performs special work activities and other miscellaneous duties as assigned.

Education

High school diploma or equivalent. 

Experience & Minimum Qualifications

§ 13 to 15 years in facility maintenance with progressively more responsibilities.

§ Prior experiences in managing Healthcare and or Bioscience facilities.

§ Prior experience managing facility staff.

§ Having knowledge of building codes and OSHA safety standards.

§ Experience with new building constructions, building extensions and modifications through general contractors and subcontractors.

§ Ability to interpret building plans.

Physical Requirements & Working Environment

§ This position requires the employee to frequently stand, walk, use hands and fingers, and reach with hands and arms.

§ Must be able to occasionally lift and/or move up to 75 pounds with assistance.

§ Ability to read and analyze hard written copy and information in an instructional manual. In addition, requires vision abilities such as close vision, peripheral vision, depth perception, and the ability to adjust focus.

§ Ability to communicate verbally and in writing to individuals and groups.

§ Ability to communicate verbally in person and using a phone.

§ Ability to listen, understand, interpret, and solve problems.
