Condominium Portfolio Manager
Location: Ridgefield, CT (Office-Based)
Salary: $75,000-$85,000 DOE
This is an excellent opportunity for a property management professional with condominium/HOA portfolio management experience who enjoys building strong relationships with board members, homeowners, and vendors while overseeing the operations of multiple condominium communities.
Position overview
The Condominium Portfolio Manager will manage a portfolio of condominium associations throughout the Ridgefield and surrounding Fairfield County area. The successful candidate will serve as the primary point of contact for association boards, coordinate property operations, oversee vendors, and help ensure the financial and operational health of each community.
Key responsibilities
- Manage a portfolio of condominium associations in the Ridgefield area.
- Serve as the primary liaison to association boards and attend board meetings as required.
- Coordinate maintenance, repairs, and capital improvement projects.
- Oversee vendor performance, obtain competitive bids, negotiate contracts, and manage service agreements.
- Conduct regular property inspections and ensure communities are maintained to high standards.
- Prepare board meeting materials, management reports, and operational updates.
- Partner with accounting teams on budgets, financial reporting, reserve planning, and collections.
- Respond to homeowner inquiries and resolve community issues in a timely and professional manner.
- Ensure compliance with governing documents, Connecticut regulations, and association policies.
- Coordinate emergency response and after-hours property issues when necessary.
Qualifications
- 2 years of condominium or HOA portfolio management experience required.
- CMCA (Certified Manager of Community Associations) and/or M-100 certification strongly preferred.
- Strong understanding of condominium association operations, board governance, budgeting, and vendor management.
- Excellent communication, organization, and relationship management skills.
- Ability to manage multiple communities and competing priorities effectively.
- Proficiency with property management software and Microsoft Office.
- Valid driver’s license and reliable transportation for local property visits.
