Job Summary
Operate, maintain, and repair all equipment used for heating, ventilation, and air conditioning of college building equipment. This includes operations of a central heating plant utilizing steam and/or hot water for tempering or heating building, and a central chilled water plant to provide cooling to all buildings. Provides excellent customer service to create a comfortable environment in which to study, teach, and learn at all campuses.
Position will be required to work regular day, swing, and graveyard shifts at any campus when needed.
Must be available to work on call for snow removal as needed.

- Operate, maintain, troubleshoot, and repair HVAC systems and related components across College facilities, including boilers, chillers, split systems, packaged units, cooling towers, pumps, and air-handling equipment.
- Maintain and repair HVAC components per manufacturer recommendations, including valves, motors, belts, bearings, filters, lubrication, seals, and controls.
- Operate the Boiler Plant and Chiller Plants to maintain proper system temperatures and equipment runtimes using Metasys, Automated Logic, FX, Auto-Flame, and manual controls.
- Prepare boilers for State inspection, including refractory work, cleaning, and installation of new seals on the boiler shell and water-side inspection ports.
- Service, install, repair, and replace refrigeration systems and associated equipment.
- Perform regular equipment rounds of mechanical rooms to ensure systems are operating properly, safely, and efficiently.
- Identify potential equipment or system issues, complete repairs proactively, and maintain clean, organized mechanical rooms.
- Understand HVAC equipment locations and how systems are interconnected across buildings.
- Locate and verify electrical disconnects for equipment and buildings to ensure safe work practices.
- Replace bearings and seals on centrifugal pumps; change bearings on fan systems, motors, and pump shafts.
- Understand and service various air distribution systems, including VAV, double-duct, and similar systems.
- Become knowledgeable in cooling tower operations and perform associated maintenance and repairs.
- Respond to fire alarms and system troubles, and become familiar with fire alarm panels and emergency procedures.
- Complete, document, and close work orders in the CMMS, including labor hours and materials used.
- Coordinate work with other Facilities staff, contractors, and College departments to minimize disruption to campus operations.
- Comply with all College safety policies, environmental regulations, and applicable building and mechanical codes.
- Complete all required College training courses.
- Perform other related duties as assigned.
- Demonstrated knowledge of HVAC system maintenance and repair in accordance with manufacturer specifications.
- Working knowledge of boiler, chiller, refrigeration, cooling tower, and air distribution systems.
- Ability to read and interpret technical manuals, equipment documentation, schematics, and control diagrams.
- Competence using computers for CMMS work orders, preventive maintenance scheduling, and control system interfaces.
- Knowledge of mechanical and control systems across multiple campus buildings (or ability to become proficient).
- Ability to respond appropriately to emergency situations, alarms, and system failures.
- Ability to follow verbal and written instructions and take direction from a supervisor.
- Strong troubleshooting, problem-solving, and organizational skills.
- Ability to communicate effectively with students, faculty, staff, contractors, and the public.
- Ability to work respectfully and effectively with individuals from diverse academic, socioeconomic, cultural, and ethnic backgrounds, including persons with disabilities.
- Ability to work from ladders, lifts, and in mechanical spaces.
- Ability to lift and move up to 80 pounds safely.
- Willingness and ability to complete all required College training and certifications.
- High school diploma or GED.
- Two (2) to four (4) years of direct, paid, full time experience in HVAC.
- Must have a valid driver’s license to operate college vehicles.
- EPA 608 Universal Certification or obtain within 6 months of hire.
- Must be HVAC certified or
- High-Pressure Steam Boiler Operator Certification.
- Chiller Operator Certification.
- A welding certificate or completion of three years of accredited plumbing trade school may be accepted as a substitution, provided the High-Pressure Steam Boiler Operator Certification is obtained within 6 months of hire.
- Basic electrical knowledge.
- Proficient computer skills including Microsoft Office.
