Position Overview

NRI Staffing Resources is seeking an experienced Utility Maintenance Technician with Electrical Experience for a property management client in Washington, DC. This role is critical to maintaining the safety, appearance, and functionality of the property's exterior and common areas while delivering excellent customer service to residents and property management.

The ideal candidate will have 5-10 years of hands-on maintenance experience, work independently with minimal supervision, and possess strong electrical and general maintenance skills.

Required Experience & Qualifications
  • Minimum 5-10 years of relevant experience in property, apartment, office, or condominium maintenance

  • Proven experience with electrical, plumbing, landscaping, and exterior maintenance

  • Ability to work independently with limited instruction

  • Experience maintaining and operating a service vehicle

  • Clean driving record (required)

Technical Skills
  • Working knowledge of electrical and plumbing systems

  • Proficiency with hand and power tools, including drills, saws, pipe cutters, and related equipment

  • Ability to perform minor electrical repairs and troubleshooting

  • General maintenance and repair skills for exterior property features

Soft Skills & Competencies
  • Strong communication skills to clearly explain maintenance issues to supervisors and property managers

  • Excellent time management and critical thinking abilities

  • Self-starter with strong initiative and attention to detail

  • Ability to work independently with minimal supervision

  • Strong commitment to safety protocols and safe work practices

Key Responsibilities Grounds & Exterior Maintenance
  • Maintain clean, neat, and orderly grounds

  • Landscaping, gardening, trimming hedges, and watering new plantings

  • Maintain exterior lighting and hose bibs

  • Clear leaves from public and private walkways

  • Perform snow removal as required

  • Manage curbside debris and trash removal

  • Service pet stations and pull pet station trash three days per week

Property Maintenance
  • Remove and dispose of trash

  • Restock dog waste stations

  • Perform basic exterior repairs and maintenance

  • Maintain landscaping equipment and service vehicles

Repairs & Installations
  • Replace exterior light bulbs

  • Perform minor plumbing repairs

  • Conduct basic electrical repairs as needed

  • Assist with general property repairs and installations

Customer Service
  • Respond to resident inquiries and complaints with professionalism, patience, and empathy

  • Maintain positive working relationships with residents, vendors, and the property management team

  • Communicate clearly and transparently with the maintenance supervisor and management staff

Preventive Maintenance
  • Perform preventive maintenance to avoid future issues

  • Maintain pet stations, dispensers, and trash receptacles

  • Assist with routine inspections and upkeep of exterior property elements
