We are seeking a highly experienced, self-sufficient, and motivated Property Manager to oversee the daily operations of our community. This individual will be a strong leader capable of driving occupancy, managing financial performance, and delivering outstanding resident service while protecting and enhancing the value of the property.
This role oversees leasing, resident relations, financial management, and maintenance coordination.
- Oversee day-to-day operations of a 500 unit community
- Conduct regular property inspections to ensure quality standards
- Coordinate maintenance requests and manage vendor relationships
- Ensure the property remains clean, safe, and well-maintained
- Market available units through online platforms and local outreach
- Develop and execute strategies to attract qualified residents and reduce vacancy
- Conduct property tours and respond to leasing inquiries
- Process applications and execute lease agreements
- Maintain strong occupancy levels
- Serve as the primary point of contact for residents
- Address concerns and resolve issues promptly and professionally
- Enforce community policies and lease terms
- Foster a positive and engaging community environment
- Plan and coordinate resident events
- Oversee rent collection and community fees
- Monitor delinquent accounts and enforce collection procedures
- Support budgeting and expense control initiatives
- Ensure compliance with Wisconsin landlord-tenant laws and Fair Housing regulations
- Maintain accurate resident records and lease documentation
- 5 years of property management experience preferred
- Experience managing large-scale communities (300 units preferred, 500 strongly desired)
- Strong leadership, organizational, and communication skills
- Knowledge of Wisconsin landlord-tenant laws and Fair Housing regulations
- Ability to manage multiple priorities in a fast-paced environment
- Experience with property management software
- Experience managing multifamily communities
- Bilingual (English/Spanish) preferred
- CAM or Real Estate License (if applicable)
