Position Overview
The Maintenance Supervisor is responsible for overseeing all physical aspects of the apartment community, including buildings, grounds, amenities, and vacant unit preparation. This role leads the maintenance team, ensures timely completion of work orders, manages vendor relationships, and upholds safety and quality standards. The Maintenance Supervisor reports directly to the Community Manager and plays a critical role in resident satisfaction and property preservation.
Maintenance Operations
- Oversee daily maintenance operations across all 190 units, common areas, and building exteriors
- Prioritize, assign, and track work orders using property management software (e.g., Yardi, AppFolio, or RealPage)
- Perform hands-on repairs in plumbing, electrical, HVAC, appliance, carpentry, and general maintenance
- Conduct routine preventive maintenance on all building systems and equipment
- Manage and execute the apartment turnover process, including punch lists, vendor coordination, and quality inspections
- Ensure all vacant units are rent-ready within established timelines
Team Leadership
- Supervise, train, and mentor a team of maintenance technicians and porters
- Schedule and assign daily tasks and on-call rotations
- Conduct performance evaluations and provide ongoing feedback
- Foster a culture of accountability, teamwork, and continuous improvement
Safety & Compliance
- Ensure compliance with OSHA regulations, local building codes, and Fair Housing requirements
- Conduct regular safety inspections of the property, including fire safety systems, pools, and playgrounds
- Maintain accurate records of inspections, repairs, and safety incidents
- Manage hazardous material handling and disposal per local, state, and federal guidelines
Vendor & Budget Management
- Obtain competitive bids and coordinate with approved vendors and contractors
- Monitor maintenance budget and control expenses
- Manage inventory of parts, supplies, and equipment
- Review and approve vendor invoices in coordination with the Community Manager
Resident Relations
- Respond promptly and professionally to resident maintenance requests and emergencies
- Participate in property walks and inspections with management
- Communicate proactively with residents regarding scheduled maintenance and disruptions
- Support after-hours emergency response rotation
Required Qualifications
- Minimum 3–5 years of maintenance experience in multifamily residential property management
- At least 2 years in a supervisory or lead maintenance role
- Strong working knowledge of plumbing, electrical, HVAC, and appliance repair
- Proficiency with property management and work order software
- Valid driver's license and reliable transportation
- Ability to be on-call and respond to after-hours emergencies
Preferred Qualifications
- Experience managing maintenance operations for 150 units
- Bilingual (English/Spanish) is a plus
- Knowledge of pool maintenance and certification (CPO)
Certifications
Required or to be obtained within 90 days of hire:
- EPA Section 608 Certification (Universal or Type I/II)
- HVAC Certification or equivalent trade certification
- CPO (Certified Pool Operator)
- OSHA 10-Hour or 30-Hour General Industry Certification (preferred)
- Valid driver's license
Physical Requirements
- Ability to lift up to 75lbs and perform physical tasks including bending, kneeling, climbing ladders, and working in confined spaces
- Comfortable working outdoors in varying weather conditions
- Ability to stand or walk for extended periods during shift
