Property Accounting Manager
Location: Gurnee, IL (Onsite)
Position Summary
Our client is seeking an experienced Accounting Manager to oversee accounting operations for a growing residential property management organization in Gurnee, Illinois. This individual will be responsible for managing the day-to-day accounting functions, financial reporting, budgeting, audits, and cash management for a portfolio of residential properties and homeowner/community associations. The ideal candidate will bring strong property accounting expertise, leadership experience, and the ability to partner with operations and executive leadership to drive financial accuracy and process improvements.
Key Responsibilities
- Manage the monthly, quarterly, and annual close processes for a portfolio of residential properties and associations.
- Review and prepare financial statements, balance sheet reconciliations, budget-to-actual reporting, and variance analysis.
- Oversee accounts payable, accounts receivable, cash management, bank reconciliations, and reserve fund accounting.
- Lead the annual budgeting and forecasting process in partnership with property managers and executive leadership.
- Prepare board packages and present financial information to board members and community stakeholders as needed.
- Coordinate annual audits, tax return support, and compliance activities with external CPA firms.
- Monitor internal controls and ensure compliance with company policies and accounting standards.
- Supervise, mentor, and develop accounting staff while fostering a collaborative team environment.
- Assist with special assessments, reserve studies, capital projects, and financial planning initiatives.
- Drive process improvements and identify opportunities to increase efficiency through technology and automation.
- Partner with operations teams to support property acquisitions, transitions, and new community onboardings.
Qualifications
- Bachelor's degree in Accounting, Finance, or Business required.
- 5 years of residential property accounting experience required.
- Prior experience in property management, homeowner associations (HOA), condominium associations, multifamily, or residential real estate environments.
- 2 years of leadership or supervisory experience preferred.
- Strong understanding of budgeting, financial reporting, reserves, assessments, and property accounting best practices.
- Experience coordinating audits and working with outside CPA firms.
- Advanced Microsoft Excel skills.
- Strong communication skills and experience presenting financial information to boards, executives, and non-financial stakeholders.
- CPA designation is a plus but not required.

Compensation & Benefits
- Competitive base salary: $100,000 - $130,000 depending on experience
