LHH is seeking an experienced Property Manager to oversee the daily operations, financial performance, and overall condition of a high-quality Class A commercial property in Charlotte, NC. This individual will serve as the primary on-site representative, ensuring a professional environment, strong tenant relationships, and efficient property performance. The ideal candidate is highly organized, solutions-oriented, and comfortable managing multiple priorities in a fast-paced setting while maintaining a strong customer-focused mindset. This position is fully onsite in Charlotte, NC Monday - Friday.
Responsibilities:
Operations & Tenant Experience
- Manage day-to-day property operations, ensuring a well-maintained, safe, and visually appealing environment
- Coordinate tenant move-ins, move-outs, and space modifications, including oversight of smaller construction projects as needed
- Build and maintain strong tenant relationships, addressing needs promptly while balancing business priorities
- Partner with internal teams and leadership to support leasing, marketing, and property initiatives
- Monitor property conditions through regular inspections, identifying maintenance needs, safety concerns, and opportunities for improvement
- Collaborate with parking and other service teams to enhance the overall tenant and visitor experience
Compliance & Vendor Management
- Ensure adherence to all applicable regulations and maintain accurate records and required reporting
- Manage third-party service providers (e.g., janitorial, landscaping, security), including contract oversight, performance management, and cost control
- Lead bid processes to ensure competitive pricing and high-quality service delivery
- Stay informed on evolving safety, environmental, and operational regulations impacting building systems
Maintenance & Building Systems
- Partner with engineering teams to oversee preventative maintenance programs, building systems, and life safety protocols
- Support initiatives related to energy management and sustainability efforts
- Conduct safety meetings and promote compliance with all health and safety standards
Lease Administration
- Oversee lease compliance by tracking key terms such as rent schedules, escalations, renewals, and expirations
- Ensure both landlord and tenant obligations are executed accurately and on time
- Assist with lease documentation updates and amendments as needed
Financial Management
- Review financial reports regularly to monitor performance and identify variances
- Collaborate with accounting partners to deliver accurate monthly, quarterly, and annual reporting
- Develop and manage operating budgets, including forecasting and expense control
- Oversee reconciliations, tenant billings, and utility tracking for accurate cost recovery
Qualifications:
- 5 years of experience managing Class A commercial properties, preferably within a multi-tenant office environment
- Experience supporting tenant improvements or construction-related projects is a plus
- High school diploma or equivalent required; bachelor’s degree preferred
- Proficiency in Microsoft Office, particularly Excel and reporting tools
- Experience working with property management or accounting systems is highly preferred
- Strong organizational skills with the ability to manage multiple projects simultaneously
- Analytical mindset with experience reviewing financial data, budgets, and forecasts
- Excellent communication skills with the ability to interact effectively across all levels
- High level of professionalism, integrity, and accountability
- Responsive and adaptable, with a sense of urgency in addressing property needs and challenges
- Professional certifications in property management (e.g., industry designations) are a plus
