Seeking Experienced Bilingual Multi Family Property Manager for small 1 person property in Spring Branch

Property Manager is responsible for supervision and monitoring all of site staff and achieving the financial and operational goals of the property. Provides accurate information and reports and is fully responsible for the physical condition of the property; its equipment, inventories, and for supervision of all work performed by outside contractors.

Understand and maintain budget; record acceptable income and expense levels.

Daily inspections of entire property to ensure the property’s peak readiness and appearance.

Maintain current market and neighborhood information to ensure optimum pricing of property.

Develop marketing programs.

Review and approve all daily and weekly paperwork associated with leasing, move-ins, move outs, renewals, etc.

Ensure all move-ins and move-outs are walked.

Schedule and monitor maintenance department performance, request for service, and supplies.

Assure prompt, thorough market readies, resident services, and purchase of all necessary goods and services.

Maintain rent collection program

Maximize fair security deposit deductions from vacating residents, walking all move-outs.

Hire, train, develop, delegate to, and review performance of all on-site personnel.

Direct staff activities to ensure that job satisfaction and acceptable productivity levels are maintained.

Pay property invoices in a timely manner.

Maintain budget books and keep up with expenses.

Maintain and/or increase NOI and ROI.

Maintain proper reporting of move-ins, move-outs, renewals, leases, pre-leases and cancellations.

Assign duties and schedules for all employees on a daily/weekly/monthly basis to ensure adequate property staffing.

Administer and enforce company policies and procedures as they pertain to the site operations.

Ensure that all on-site personnel are knowledgeable of, and comply with all fair housing laws and regulations.

Provide guidance and safety training program for all on-site personnel to ensure a safe working environment.

Process and ensure the accuracy of all employee time sheets and payroll entries.

Oversee and direct resident relation program which would include visitation and inspection of apartments, recreational activities & special events.

Understand and work within the safety guidelines outlines by the Company; clearly communicate such safety guidelines to all on-site employees.
