About the Role
We are looking for a dedicated and organized Property Manager to join our growing team. In this role, you will be the bridge between property owners, tenants, and vendors, ensuring smooth operations across a dedicated management portfolio. Your focus will be to manage a portfolio of small multifamily properties (2-4 units) and single-family rentals. The ideal candidate is an experienced property manager who thrives in a fast-paced environment, possesses high emotional intelligence, positive attitude, and is eager to learn and grow.
We are looking to fill this position within the next 60–90 days.
Key Responsibilities
Leasing
- Fill vacancies promptly by marketing available units effectively
- Promptly follow up with rental leads, pre-qualify prospective tenants, and show rental listings.
- Negotiate lease terms and show external rental listings to qualified clients.
- Monitor property renewals within the portfolio, conducting CMAs and reaching out to Landlords proactively regarding extensions.
Onboarding & Relationship Management
- Owners: Manage the onboarding of new owners, including management agreements, payment schedules, 1099 reporting, and online portal activation.
- Tenants: Onboard new tenants by reviewing the lease in its entirety, setting expectations regarding repairs and rent payments, and activating their online portal.
- Build and maintain strong relationships with Owners, Tenants, and Vendors.
Operations, Move-Ins & Maintenance
- Move-Ins: Coordinate move-ins, including documenting property conditions thoroughly and meeting at the office to provide keys and reiterate lease terms.
- Move-Outs: Coordinate move-outs by sending acknowledgement letters, scheduling key returns, and documenting property conditions.
- Make-Readys: Coordinate and manage the make-ready process, including utilities, landscaping, repairs, cleaning, and rekeying prior to new tenant arrival.
- Perform periodic inspections to ensure property standards are maintained.
Growth and business development
- Grow units under management by adding properties from existing owners and developing relationships with new owners.
- Follow up with Owner leads and convert those calls into clients under management
Requirements & Qualifications
Licensing & Experience
- Must hold a valid Real Estate License and be willing to transfer it to our brokerage.
- Experience: 2 years of property management experience is ideal.
- Software: Prior experience with Appfolio (or similar property management software) is required.
- Education: College degree is a plus, but not required.
- Leasing experience is a plus.
