DIRECTOR OF PROCUREMENT
Position Summary
The Director of Procurement provides strategic leadership and oversight for the organization’s procurement function, ensuring the effective acquisition of goods and services across the portfolio. This role is responsible for developing and executing procurement strategies that drive value, cost efficiency, compliance, and operational excellence. Working collaboratively with Property Management, Facilities, Capital Planning, Legal, Information Technology, and senior leadership, the Director establishes procurement policies, sourcing standards, and vendor management practices that support organizational goals and long-term business objectives.
Procurement Strategy and Leadership
- Develop and implement enterprise-wide procurement strategies that align with organizational priorities, operational requirements, and budget objectives.
- Establish and maintain procurement policies, procedures, and best practices that promote cost savings, operational efficiency, and risk mitigation.
- Serve as the organization’s subject matter expert on procurement processes, sourcing methodologies, and supplier management.
- Partner with Operations, Development, Facilities, and Maintenance teams to assess procurement needs and ensure strategic sourcing solutions meet business requirements.
- Monitor market conditions, economic trends, and regulatory developments to identify opportunities, manage risks, and inform procurement decisions.
Vendor and Contract Management
- Collaborate with Property Management, Facilities, and other stakeholders to identify sourcing opportunities and negotiate portfolio-wide agreements with suppliers and service providers.
- Develop and implement key performance indicators (KPIs) and performance metrics to evaluate vendor effectiveness and service quality.
- Partner with Facilities and Property Management to develop scopes of work, Requests for Proposals (RFPs), service agreements, and contract documentation while ensuring compliance with legal requirements and organizational policies.
- Oversee vendor onboarding, qualification, contract administration, and renewal processes.
- Monitor supplier performance and address contract, service, or operational issues in collaboration with Facilities and Property Management as needed.
Financial Management and Technology Integration
- Analyze historical spending patterns to identify non-compliant purchasing activity, leverage purchasing volume, and maximize cost savings to improve portfolio performance and Net Operating Income (NOI).
- Lead and support the implementation of procurement technology solutions in partnership with Information Technology, Facilities, and Property Management to enhance purchasing controls, vendor management, spend visibility, and payment efficiency.
- Collaborate with Property Management during the annual budgeting process to provide accurate forecasting for materials, services, and procurement-related expenditures.
- Utilize procurement analytics and reporting tools to support data-driven decision-making and continuous process improvement.
Salary : $125,000 - $145,000
