Project Manager – High-End Custom Homes

About the Opportunity

An employee-owned Colorado general contractor is adding project management capacity in the Roaring Fork Valley as several high-end residential projects move into preconstruction and construction. The work sits at the top of the mountain custom market: homes typically in the 10,000–20,000 SF range, budgets between $20M and $50M, and owners frequently represented by national owners' representatives.

The company builds custom homes and commercial projects across Colorado's mountain communities, and it carries real infrastructure behind its project teams — dedicated preconstruction, VDC and modeling, quality control, safety, and in-house excavation, with project coordination and project engineer support depending on the job. For a Project Manager, that difference is practical: you lead the project instead of rebuilding the platform around it.

The hiring is deliberate rather than opportunistic. The company is explicit that it does not grow for growth's sake — it is adding people because a concentrated wave of work requires it, and it builds roles around the right individuals. There is also flexibility on timing: someone strong who is available now can join an active project first, learn the company's systems, and be ready when their project starts.

The Role

You will own a single, sophisticated mountain residence from preconstruction through closeout — budget, buyout, schedule, design coordination and the client relationship — reporting directly to the executive who leads the custom homes group.

This is a builder-led project quarterback role. It is not a document-routing job, and it is not an RFI factory. When the drawings don't fully resolve a condition, the expectation is that you work the problem with the design team and the trades rather than sending it back and waiting.

What You'll Get to Accomplish

  • Take a $20M–$50M custom residence from preconstruction through turnover, with accountability for the outcome rather than a slice of it.

  • Own the commercial performance of the project: budget, subcontractor buyout, cost-to-complete discipline, schedule and risk.

  • Drive coordination among the owner, architect, designers, engineers and trade partners so decisions get made and the work keeps moving.

  • Lead the preconstruction-to-construction handoff, using constructability thinking to remove problems before they reach the field.

  • Serve as the responsive point of contact for sophisticated clients and national owners' reps — making complicated issues legible and staying transparent about cost, schedule and decisions.

  • Work as one operating unit with your Superintendent, supported by preconstruction, VDC, QC and safety resources.

  • Manage pay applications, submittals and shop drawings with preconstruction and VDC support behind you.

What You'll Bring

  • Credible leadership on complex, high-end residential projects, with direct accountability for delivery. Ground-up is preferred; renovation experience is accepted where the complexity is comparable.

  • Experience at or near this scale is strongly preferred — the ability to speak to a full project story with budget, team, exact responsibility and result.

  • Command of preconstruction, estimating and budget control, buyout, scheduling, and field-office coordination.

  • The judgment to make decisions with incomplete information and the instinct to solve alongside the design team and trades.

  • Steadiness with demanding clients: proactive, low-ego, organized, direct, and transparent when the news is difficult.

  • A track record of building durable teams and relationships. This company is looking for someone who intends to stay and build a career here.

A high-end renovation background, or a combined GC / CM / owner's-rep background, can transfer where genuine building knowledge is evident.

Compensation & Benefits

  • Base salary: $140,000–$160,000 , with senior-level compensation toward the high $100Ks depending on level and experience.

  • Bonus: Annual company-performance bonus — company-wide rather than project-based — typically 8%–10% of salary, varying by year and tenure.

  • Health: Employee medical and dental paid at 100%; spouse and family covered at 70%.

  • PTO plus paid volunteer time.

  • Company vehicle with fuel card, or an allowance, depending on role and preference.
