Project Manager – High-End Custom Homes

Vail Valley, CO

About the Opportunity

An employee-owned Colorado general contractor is adding project management capacity in the Vail Valley as several high-end residential projects move into preconstruction and construction. These are custom homes typically in the 10,000–20,000 SF range with budgets between $20M and $50M, often with national owners' representatives on the other side of the table.

The company builds custom homes and commercial projects throughout Colorado's mountain communities and runs its custom homes group with real depth behind the project team — dedicated preconstruction, VDC and modeling, quality control, safety and in-house excavation, with project coordination and project engineer support depending on the job. That infrastructure exists so Project Managers can lead their projects rather than compensate for what's missing.

This is measured hiring. The company is direct about not growing for growth's sake; it is adding people because a concentrated group of starts demands it, and it builds roles around the right individuals. Timing is flexible for the right person — someone available now can start on an active project, learn the systems, and be ready when their project begins.

The Role

You will own one sophisticated mountain residence end to end — preconstruction through closeout — carrying the budget, the buyout, the schedule, the design coordination and the client relationship, reporting directly to the executive who leads the custom homes group.

The company wants a builder running the project. Not a document router, not a hands-off scheduler. When a condition isn't fully solved on paper, the expectation is that you engage the design team and the trades and resolve it.

What You'll Get to Accomplish

  • Deliver a $20M–$50M custom residence from preconstruction through turnover as the person accountable for the result.

  • Own budget, buyout, cost-to-complete discipline, schedule and risk on a project of genuine complexity.

  • Coordinate owner, architect, designer, engineer and trade partner decisions so the project keeps its momentum.

  • Lead the preconstruction handoff and apply constructability thinking before problems reach the field.

  • Be the point of contact sophisticated clients and owners' reps trust — clear, transparent and steady under pressure.

  • Operate as one unit with your Superintendent, backed by preconstruction, VDC, QC and safety.

  • Handle pay applications, submittals and shop drawings with preconstruction and VDC support.

What You'll Bring

  • Proven leadership of complex, high-end residential work with direct accountability for delivery. Ground-up preferred; renovation accepted where complexity is comparable.

  • Comparable project scale is strongly preferred — you can walk through a full project with budget, team, your exact role and the outcome.

  • Strength in preconstruction, estimating and budget control, buyout, scheduling and field-office coordination.

  • Willingness to decide with incomplete information and to solve with the design team rather than escalate by default.

  • Composure with demanding clients: proactive, accountable, low-ego, organized and honest about cost and schedule.

  • Evidence of durable relationships and teams. The company is hiring for the long term, and career stability matters here.

A high-end renovation background, or a combined GC / CM / owner's-rep background, can transfer where real building knowledge is evident.

Compensation & Benefits

  • Base salary: $140,000–$160,000 , with senior-level compensation toward the high $100Ks depending on level and experience.

  • Bonus: Annual company-performance bonus — company-wide, not project-based — typically 8%–10% of salary, varying by year and tenure.

  • Health: Employee medical and dental paid at 100%; spouse and family covered at 70%.

  • PTO plus paid volunteer time.

  • Company vehicle with fuel card, or an allowance, depending on role and preference.
