You will be the bridge between the owner's vision and the field execution, ensuring every square inch of the 3,000 sf floor plan is optimized for scale, function, and "high-end rental" appeal.
Key Responsibilities
- Architectural Drafting: Produce and maintain highly accurate, dimensioned floor plans using Revit or SketchUp.
- Space Planning: Re-envision layouts for kitchens, bathrooms, and "winding" staircases, focusing on furniture clearance and functional flow.
- Creative Direction: Develop "English Traditional" mood boards (color palettes, textures, and lighting) that feel curated and high-end but remain budget-conscious.
- Millwork & Detailing: Design and sketch custom-look cabinetry and trim details (inset looks, crown molding, built-ins) that respect the building’s historical scale.
- Material Sourcing: Select and spec all finishes (tile, plumbing, hardware, flooring). You must be a "Value-Engineer" who can find the $8/sf tile that looks like $25/sf marble.
- Construction Documentation: Create clear "Finish Schedules" and sketches for the trades (Plumbing, Electrical, Tile) to ensure error-free installation.
