A growing infrastructure consulting firm is seeking a Site Acquisition Specialist to support projects across telecommunications, fiber networks, renewable energy and commercial sectors. This role is responsible for identifying viable project locations, engaging with property owners, and negotiating land rights agreements to enable successful project deployment.
The successful candidate will have experience securing ground leases, option agreements, easements, and permits, along with strong communication skills and a solid understanding of real estate due diligence and regulatory processes.
Key Responsibilities
The Site Acquisition Specialist will play a central role in the site acquisition lifecycle, working closely with landowners, legal teams, internal project teams, and regulatory bodies.
Responsibilities include:
- Identify and evaluate potential project sites using mapping tools, public records, and field research.
- Perform site feasibility reviews considering zoning, accessibility, environmental constraints, utilities, and civil design considerations.
- Initiate and manage outreach with landowners, brokers, and property managers to secure site control and leasing rights.
- Draft, review, and negotiate land agreements including ground leases, option agreements, and easements.
- Coordinate with legal and title professionals to obtain title commitments and resolve title issues.
- Maintain accurate records of acquisition activity and prepare reports and documentation for internal teams and project stakeholders.
- Identify potential challenges related to zoning, permitting, environmental considerations, or landowner concerns and work with cross-functional teams to resolve them.
- Review and interpret zoning requirements and development review procedures, including civil, engineering, and environmental deliverables.
- Build and maintain relationships with local planning departments, zoning boards, landowners, and community stakeholders.
- Represent project interests during zoning hearings, public meetings, and stakeholder discussions.
- Collaborate with internal teams to ensure acquisition activities align with project timelines and regulatory requirements.
Due to the fast-paced nature of infrastructure projects, candidates must be comfortable working in deadline-driven environments while maintaining strong communication with colleagues, partners, and stakeholders.

Experience & Qualifications
- Experience in site acquisition, land rights, or real estate negotiations, ideally within telecommunications, fiber, energy, or infrastructure sectors.
- Demonstrated success negotiating ground leases, easements, and option agreements.
- Experience preparing Site Candidate Information Packages (SCIPs) including mapping, ownership research, site data summaries, environmental findings, and zoning analysis.
- Familiarity with site selection methodologies and evaluating candidate sites against regulatory, technical, and financial criteria.
- Knowledge of local, state, and federal land use regulations and permitting processes.
- Ability to research and interpret zoning codes, parcel records, title documentation, and GIS data.
- Experience reviewing preliminary site plans or construction drawings related to telecommunications, fiber, or renewable infrastructure projects.
- Strong interpersonal, negotiation, and communication skills.
- Ability to manage multiple projects simultaneously while meeting deadlines.
- Highly organized with strong attention to detail and analytical skills.
Education
Associate degree in urban planning, construction management, project management, or a related field preferred.
Candidates with 5 years of relevant industry experience without a degree will also be considered.
Travel
Moderate travel is required, approximately 50%, depending on project needs.
