The Opportunity:
We are seeking an experienced Easement and Right-of-Entry Specialist responsible for securing easements and right-of-entry agreements necessary to support the expansion of All Points Broadband’s fiber network. Candidate will demonstrate successful plan for acquisition in current position. This is a commissioned position with significant upside.
Key Responsibilities:
- Secure easements on private land across Virginia to support fiber network construction and expansion.
- Negotiate and secure Right of Entry (ROE) agreements with Multi-Dwelling Units (MDUs), Homeowners Associations (HOAs), and other property owners across Virginia and Kentucky.
- Work closely with legal and engineering teams to ensure proper documentation, filing, and compliance with local regulations for all easements and access rights.
- Build and maintain strong relationships with property owners, developers, property managers, county officials, and community representatives.
- Identify and close new growth opportunities for the company.
- Coordinate with internal project teams to align easement and ROE acquisition timelines with network deployment schedules.
- Track and report progress on active easement and ROE agreements using company systems and tools.
- Responsible for accurate invoice approvals from construction vendors and associated workflows.
- Manage relationships with regional utilities and local and state governments.
Required Skills and Experience:
- Minimum 3 years of experience securing Right of Entry or Bulk agreements within the telecommunications, fiber, or cable industry.
- Customer oriented, able to apply good business practice to daily challenges.
- Demonstrated experience negotiating easements, ROEs, or utility access agreements.
- Strong understanding of real estate, property rights, and easement filing processes in Virginia and Kentucky.
- Familiarity with FCC and state utility regulations impacting easement and property access.
- Working knowledge of title research, land records, and deed documentation to verify property ownership and easement rights.
- Excellent communication, negotiation, and interpersonal skills; able to engage effectively with landowners, HOAs, and property managers.
- Ability to resolve conflicts and gain property owner buy-in while balancing company and community interests.
- Proven ability to manage multiple projects simultaneously and meet tight deadlines.
- Self-motivated and comfortable working independently in the field.
- Current Notary Public license for state of Virginia or able to attain license within 30 days of hire.
- Residence near Richmond or Northern Virginia is required, frequent travel across Virginia and Kentucky.
Preferred Skills:
- Familiarity with easement law, right-of-way regulations, and local jurisdictional requirements in Virginia and Kentucky. Experience using GIS, CRM, or project management tools for tracking progress.
- Proven history of meeting goals in a team environment.
- Previous experience in telecommunications or fundamental understanding of fiber networks.
- Background in right-of-way acquisition, utilities, or municipal coordination is a plus.
Education:
- Bachelor's Degree in Construction Management or a related discipline, or the equivalent education and /or experience.
