Our client is seeking an Associate Attorney with a primary focus on land use, development, and DIRT-related real property matters, with a secondary, limited component of commercial real estate transactions. The role centers on guiding clients through the entitlement, zoning, and development process, negotiating development-related agreements, and supporting the legal needs that arise as land moves from raw property to project-ready status.Commercial real estate work will be incorporated only as needed to support development projects, not as the core of the practice.Lead and support entitlements including annexations, rezonings, subdivision plats, PUDs, conditional uses, and variances.Draft and negotiate development agreements, subdivision agreements, public improvement agreements, and annexation agreements.Conduct zoning and land use analysis, identify entitlement pathways, and prepare technical memoranda for client strategy.Prepare public hearing packages, including presentations, staff-report responses, and supplemental materials for planning commissions and governing bodies.Collaborate with municipal staff, engineers, planners, and consultants throughout the approval process.Address issues involving infrastructure obligations, dedications, impact fees, and vested rights.Advise clients on regulatory risks, project timelines, and proactive entitlement strategies.Draft, review, and negotiate easements, licenses, right-of-way agreements, and real-property documents connected to development projects.Conduct title and survey reviews, with emphasis on development constraints, encumbrances, dedications, and plat requirements.Assist with purchase and sale agreements related to site acquisition, assemblage, or disposition (limited volume).Coordinate closings where tied to development transactions and interact with title companies and surveyors.QualificationsJuris Doctorate from an accredited law school.Licensed to practice law in Colorado.Experience or strong interest in land use, zoning, municipal law, development, or DIRT-focused real property.All qualified applicants will receive consideration for employment without regard to race, color, national origin, age, ancestry, religion, sex, sexual orientation, gender identity, gender expression, marital status, disability, medical condition, genetic information, pregnancy, or military or veteran status.
