Location: Arbor Pointe Townhomes, 420 Arbor Pointe Dr, Battle Creek, MI 49037
Job Summary: The Assistant Property Manager plays a vital role in effectively managing our assigned property. In the absence of the Property Manager, the Assistant Property Manager assumes all responsibilities related to achieving property objectives as outlined by the Regional Property Manager and company owners. Additionally, the Assistant Property Manager is directly responsible for maintaining accurate daily, weekly, and monthly reports, including precise records of rents and deposits received.
We provide competitive compensation along with an attractive commission structure. Leasing Consultants earn $100 per move-in, which they get to keep entirely. Additionally, there’s a $125 renewal bonus, distributed among all property employees. Our commitment extends to annual bonuses and quarterly commissions tied to achieving specific Key Performance Indicators (KPIs)
Duties and Responsibilities:
- Compliance: Conduct all business activities in strict accordance with company policies and procedures, Fair Housing regulations, the Fair Credit Reporting Act, and all other applicable federal, state, and local laws.
- Financial Management:
- Maintain meticulous resident records.
- Update records of rents, deposits, and application fees received from residents on a daily basis.
- Issue appropriate notices (e.g., late payments, eviction notices, returned check memos) when necessary.
- Ensure daily bank deposits are made promptly and accurately, with entries recorded in Yardi.
- Prepare Security Deposit Dispensation forms in a timely manner to facilitate refunds within required time frames.
- Mail Security Deposit Dispensation forms where no refunds are due via certified mail within specified time frames.
- Generate all necessary computer reports for “End of Month” closing.
- Maintain a positive, professional, and client-oriented attitude.
- Conduct property and grounds inspections, promptly addressing any service needs.
- Assist in maintaining a clean environment by picking up litter and ensuring the property remains well-maintained.
