Wonder Dog Management is Hiring an Oregon Region Leasing Agent Near Portland, OR

Job Title: Regional Leasing Consultant

Reports to: Community Manager


FLSA status:
Non-exempt

Purpose of Job: To assist the property manager with marketing the property to prospective residents, and to assist with resident retention.


Essential Job Description and Functions:

Responsibilities:

  • Ensure that residents fill out all leasing paperwork completely, accurately and on time and online
  • Achieve an average closing ratio of 40%
  • Ensure the timely collection of rents, entering funds into AppFolio same day and prompt deposits into bank
  • Enter resident activity into AppFolio & Tenant Tech accurately and in a timely manner
  • Completes Monthly Market Survey each month for properties in region and meets with managers to go over final reports
  • Assists with Lease Expiration Reports for Region
  • Leads training for incoming leasing agents and assistant managers
  • Travels to properties in region to assist communities with leasing efforts
  • Travels to various properties in region to cover staff vacation or absences
  • Assist with resident retention by helping organize resident activities, and participates in hosting the events at properties in the region.
  • Enter invoices accurately each week into AppFolio as assigned.
  • Provide customer service to prospective tenants including property tours, telephone and email inquiries, and performing move-ins.
  • Ensure that vacant, model and target apartments are spotless and that appliances and fixtures are in working condition.
  • Utilize online advertising platforms to post ads daily as needed to lease vacant units.
  • Create advertising images in online design platforms for use in daily postings
  • Track and follow up with prospective tenants utilizing traffic logs and guest cards.
  • Following up on service requests within 24 hours and handling resident complaints.
  • Prepare and get approval on Monthly Expiration Report, send out letters to residents, process lease renewal contracts and update report with resident info each month.
  • Attend training seminars on a regular basis.
  • Comply with all Fair Housing and Equal Housing Opportunity requirements.
  • Comply with all appropriate state landlord/tenant statutes.
  • Assist with marketing and communications through various online platforms and

complete marketing reports as needed.

  • Processing applications, preparing leases, and performing move-in prep.
  • Prepare appointments for on-site move-ins with managers as needed or traveling to complete any move-ins if needed.
  • Ensure lease agreement paperwork for move in and renewals are completed by all parties in a timely manner prior to move-in.
  • Assist in weekly notices needed for the property to include, non-compliance notices, patio notices, rent demand notices, 24hr notices, violation notices and balance due notices.
  • Escalate resident issues to assistant manager/ manager as needed.
  • Ensure residents carry an active renter’s insurance policy and updating AppFolio and ePremium weekly.
  • Other duties as assigned by the manager and assistant manager.
  • Various projects assigned by Portfolio Manager or Central Office staff.
  • Job Responsibilities are subject to change, with or without notice, based on the business and financial needs of each individual property.

OPTIMIZE CURB APPEAL:

  • Promptly notify manager of safety concerns or deficiencies in property appearance
  • Ensure property is free of litter at all times
  • Lightly clean leasing office area each morning (vacuum, wipe surfaces, clean glass)

Non-Essential Job Functions:

  • Climb stairs to inspect above ground-level units.

Qualifications:

High School Diploma or equivalent


Working Conditions:

  • Approximately 50% in office environment using computer and phone
  • Approximately 50% inspecting property grounds, including apartments, building structure, landscaping, signage which requires the ability to climb stairs and maneuver narrow walkways.
  • May be required to work weekends
  • May be required to pick up trash on property as needed
  • May be required to travel to and work other properties in region as needed
