WinnCompanies is looking for a motivated and dependable Maintenance Technician III to join our team at Olmsted Green West, a 298-unit community located in Dorchester, MA.

This opportunity offers a typical work schedule: Monday through Friday 8am- 5pm.

Responsibilities

• Provide general maintenance, cleaning, and repair for the community.
• Duties include, but are not limited to, cleaning, painting, interior/exterior decorating, lawn care, snow removal, replacement of lights, plumbing work, electrical work, drywall repair, roof repairs, HVAC system maintenance, appliance evaluation and repair, and relocation of furniture and fixtures.
• Complete assigned service requests and repairs consistent with company operating procedures.
• Ensure vacant apartments are prepared for occupancy and market ready in accordance to company standards.
• Assist Maintenance Supervisor with the preventive maintenance program, building and safety inspections, and annual unit inspections.
• Transport electrical and gas appliances to the units as required.
• Assess the property for safety and loss prevention on a regular basis.
• Repair and fabricate window screens, door screens, and frames.
• Remove and repair damaged drywall, floor tile, sheet vinyl, ceramic floor tile, and plywood as directed.
• Safely operate power blowers or brooms to remove leaves and debris from sidewalks and driveways.
• Provide outstanding customer service in accordance with Winn's Guiding Principles.
• Schedule and oversee that all vendor work is completed properly when assigned by the Maintenance Supervisor.
• Be available for on-call activity during off-hours and emergencies based on a pre-determined schedule and need. Respond back to the property within 30 minutes of receiving notification.
• Be available to respond to weather- and environmental-related emergencies, such as snowstorms, hurricanes, tornadoes, floods, and fires.
• Demonstrate respect and regard for the dignity of all residents, families, visitors, vendors, and fellow employees to ensure a professional, responsible, and courteous environment.
• Perform other duties as assigned.

• High school diploma or GED equivalent.
• 3-5 years of residential maintenance experience.
• A valid driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• General knowledge of electrical, plumbing, appliances, and HVAC.
• Basic familiarity with computers and tablets.
• Excellent customer service skills.
• Good communication and interpersonal skills.
• Ability to lift up to 50 pounds.
• Ability to adapt successfully to changing situations and environments.
• Ability to work rotating on-call schedule, overtime, and weekends if necessary.

• Vocational or technical training.
• CAMT certification.
