Property Maintenance Manager

Reports to: General Managers

The Property Maintenance Manager (PMM) will ensure all Wilson County Motors’ properties and buildings exhibit a high level of EXCELLENCE regarding presentation, safety, and efficiency. Duties include, but are not limited to, all building maintenance, groundskeeping, fencing, signage, and specific Company-owned equipment at Wilson County Chevrolet-Buick-GMC and Wilson County Hyundai dealerships.

Essential Duties

• Perform regular inspections of each property following a rotating schedule (grounds, building, properties, etc.). The inspection will include cleanliness, physical damage, lighting deficiencies, visual aesthetics of the properties, and items in need of immediate repair.
• PMM will take immediate action to correct issues discovered or brought to their attention by management
• The Manager must be able to react to emergencies that occur during regular business hours and after business hours with a high degree of urgency.
• Make minor repairs such as correcting marred painted areas, damage to sheetrock, minor plumbing issues, burned-out light bulbs, and light-duty electrical work as examples.
• Contact, oversee, and approve the work performed by external vendors contracted to address significant electrical, plumbing, grounds upkeeping, and HVAC repairs.
• Develop and implement an ongoing preventative maintenance plan for all properties and generate weekly status reports of current and upcoming projects.
• Ensure strict compliance relevant to all State, Local, and OSHA guidelines regarding safety. Report concerns to company partners immediately.
• In addition to performing maintenance tasks, the PMM, under the guidance of the company partners, will negotiate all third-party contracts related to the maintenance and upkeep of all Company-owned facilities, equipment, security systems, garage doors, and grounds.
• Manage evening cleaning crews and ensure that the job is done correctly and meets contractual expectations.
• Manage all interfaces with local government (backflow, fire alarms, drainage, etc.) as needed to ensure that we are always compliant.

Required Qualifications

• A high school diploma or GED or similar education and work experience combination are required.
• Minimum of 2 years of continuous employment performing a similar function.
• Exceptional verbal and written communication skills.
• Ability to travel to different Company locations in Lebanon, TN.
• Must have a valid driver’s license and clean driving record.
• Ability to attain a favorable result from our pre-employment drug screen.
• Ability to work 5-days per week, including some Saturdays.
• Ability to read, write, and verbally communicate in English.

Preferred Qualifications

• Certified Maintenance & Reliability Professional (CMRP) license, or similar, is desired but not necessary.
• Experience supervising others is preferred.
• Having bilingual skills, Spanish / English is a plus.
