White Dog Management is Hiring a Property Manager Near Scranton, PA

Small family run property management company is looking for experienced property manager for residual real estate. 136 market rate units in Scranton. We have a small team of 5 people and are looking for a manager for the site.

Tenant Management: 10%

Employee Management: 50%

Maintenance/Project Management: 20%

Accounting/Finance: 10%

Planning: 10%

Duties:

· Remove obstacles from Leasing manager to get apartments rented and Tenants happy

· Planning and support for maintenance team. (Ordering supplies, making sure projects are complete)

· Make sure financial / operational goals are achieved (rent level, vacancy limits)

· Dealing with angry Tenants, make the final calls for Leasing/Monetary/eviction disputes

· Need to oversee that procedures are followed

o Make sure potential tenants are screened

o All rent is paid

o Going to court on behalf of the company for evictions (1-2 per year)

· Find areas of improvement to keep tenants happy and money flowing

· Vendor Management

o Interact with Insurance to maintain coverage and keep costs down

o Review invoices, approve payments

o Deal with vendor disputes.

o Interact with the city with any issues that they have and solve them efficiently

o Reporting to mortgage companies as required

· Keep relationships up with local partners (for Tenants and for Employees)

· Make sure taxes are accrued, paid and rebilled when applicable

· Quarterly review of Tenant’s accounts and rent levels vs market

· Plan Tenant events at properties (1 per year per property)

· Be able to substitute in for employees going on vacation (ie: sit in their chair for a week)

· Work in conjunction with accountant to close the books every month

o Entering journal entries into system (5-6 per month)

· Will need to be the main force in Employee Management. Keep good employees happy

· Keep owner informed with regular review of financial operations of buildings and company

The Job may expand into remote assistance to other properties, and other non-Scranton centric projects that may occur.

We are looking for an individual who has proven experience in Property Management, and has knowledge and experience with Fair Housing laws

Job Type: Full-time

Pay: $45,000.00 - $55,000.00 per year
