This position will be responsible for developing and retaining maintenance contracts and clients while upselling additional services when possible by preparing and presenting proposals. In addition to developing Weller Brothers' clientele, this position will also include working with the Human Resources Director and Recruiting Coordinator to build the maintenance team. Supervision of the maintenance division including routing logistics for all crews, as well as providing assistance to crews on job sites to complete services to the highest quality possible and holding staff accountable to safety and training programs, while monitoring the operations to improve the bottom line.
Essential Duties And ResponsibilitiesTo perform this job successfully, an individual must be able to perform each essential duty and competency satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required to perform this job.
Account Management & Sales Responsibilities
  • Develop, manage and retain maintenance contracts and clients. Upsell additional services and/or enhancement projects when possible.
  • Ensure properties/sites/residences meet or exceed client and company quality expectations.
  • Develop strong positive relationships with clients based upon clear, frequent, effective, professional, and timely communication, mutual trust and ability to meet or exceed their expectations.
  • Prepare and present proposals in a timely and professional manner, according to company standards. Track all proposals in progress and aggressively pursue and follow-up to closure.
  • Follow Weller Brothers documented sales process.
  • Participate in various events, organizations, and industry associations for the purpose of building relationships.
  • Develop community ties to enhance the brand of Weller Brothers.
  • Monitor Operations (time/expenses) and provide avenues to improve bottom line.
  • Identify job site priorities and assist with coordination of jobsite schedules.
  • Execute site audits to provide enhancement and/or maintenance opportunities to clients and to provide feedback to the Operations teams.
  • Provide excellent organizational management, leadership, and communication between client and Operations team.
  • Promote high standards in client service, safety, culture and positive team environment.
  • Provide assistance managing crew members as needed including performance management, addressing complaints, planning, and assigning or directing workload.
  • Perform other duties as assigned, including snow removal.
Operations And Operations Management Responsibilities
  • General management and oversight of all maintenance division operations including routing and logistics of lawn care crews, fertilization technicians, irrigation technicians, horticulturists, enhancement and snow removal personnel.
  • Hold Staff Accountable
  • Mange equipment and staff allocation amongst crews
  • Maintain and improve gross profit through efficiency and cost reduction opportunities within the maintenance division to include:
    • Production efficiency
    • Material costs
    • Equipment maintenance costs
    • Warranty minimization
    • Labor efficiency
    • Unbillable time
  • Manage the development and implementation of job safety programs.
  • Manage the development and implementation of job training programs.
  • Monitor individual team member progress through safety programs
  • Ensure all team members are properly trained to operate any equipment they may be required to operate.
  • Enforce policies restricting team members from operating equipment they have not properly been trained to operate.
  • Monitor individual team member progress through job training
  • Ensure all team members have been properly trained to perform tasks assigned to them.
  • Perform monthly reviews with all division foreman & technician-level team members.
  • Perform annual performance reviews with all team members.
  • Hold foreman and technician-level team members accountable for implementing the quality control process.
  • Facilitate conversations between staff regarding issues.
    • Document processes for future follow-up
  • Recruit and interview maintenance division staff
  • Maintain general knowledge of maintenance customers and communicate with them occasionally to ensure customer satisfaction with quality and service.
  • Field customer service calls and feedback
  • Address all customer questions, comments, and concerns relating to maintenance services in a professional manner. Follow-up within 24 hours.
  • Acknowledge and solve customer service complaints and address all complaints with the proper staff.
  • Manage and oversee general policy compliance within the maintenance division.
  • Identify and report to Regional Director of Operations on divisional equipment repair and new acquisition needs.
  • Management and oversight of snow removal operations throughout all snow events.
  • Ensure quality and timeliness of all snow removal services provided by Weller Brothers and all subcontractors.
  • Operate snow removal equipment as needed to fill any open spots.
  • Make decisions that are in the best interest of the company.
  • Other duties needed to help drive and fulfill the Weller Brothers Mission.
General Responsibilities
  • Report time and productivity daily using LMN.
  • Keep and submit all receipts for material and fuel purchased.
  • Put in the hours necessary to make sure the job is getting done on time including weekend and holidays if necessary.
  • Maintain equipment. Responsible for getting all equipment to repair shops in a timely manner keeping in mind productivity.
  • Make decisions that are in the best interest of the company.
  • Other duties needed to help drive and fulfill the Weller Brothers Mission.

Education/Experience
  • Minimum of three-years experience in industry or related field.
  • Bachelor's Degree in a respective field preferred
  • Must be 18 years or older
  • High school diploma/GED
  • Valid driver's license and a clean driving record is required
