General Functions:
The Maintenance Worker will respond to all maintenance and facilities needs and requests at the Children’s Center and the apartments above.
Scope of Duties:
Routine Maintenance
Perform routine inspections of residential units and common areas.
Address and resolve maintenance issues reported by tenants.
Conduct preventive maintenance tasks to ensure the proper functioning of equipment and systems.
Repairs and Troubleshooting
Repair and maintain plumbing, electrical, HVAC, and other systems.
Troubleshoot and resolve issues related to appliances, fixtures, and utilities.
Emergency Response
Respond promptly to emergency maintenance requests, such as water leaks, heating failures, and electrical issues.
Safety Compliance
Ensure that properties comply with safety codes and regulations.
Identify and address potential safety hazards promptly.
Appliance Maintenance
Repair or replace malfunctioning appliances in residential units.
Conduct regular checks and maintenance on appliances provided in common areas.
Janitorial Duties
Keep common areas, hallways, and other shared spaces clean.
Dispose of trash and maintain cleanliness in trash disposal areas.
Tenant Communication
Communicate effectively with tenants regarding maintenance schedules, repairs, and other related issues.
Provide information on proper use and care of equipment and systems.
Documentation
Maintain accurate records of maintenance activities, repairs, and inspections.
Document materials used, and work completed for reporting purposes.
Collaboration
Collaborate with staff to address tenant concerns and property needs.
Build and maintain relationships with outside vendors.
ADA Essential Functions:
Regularly required to stand, walk, sit, use hands to handle or feel, reach with hands and arms, climb stairs, talk, hear, and smell.
Regularly lift and move up to 25 lbs.
Ability to see clearly at 20 inches or less.
Ability to identify and/or distinguish colors.
Ability to observe an area that can be seen up and down or to the left and right while remaining fixed on a given point.
