VO is Hiring a CONSTRUCTION SUPERINTENDENT Near Seattle, WA

VO&COMPANY a premier home builder, is currently looking for a Construction Superintendent. The right candidate's primary responsibility is to manage all functions of the job site as it relates to home construction while providing excellent customer service. The Construction Superintendent manages the construction of multiple homes from permit to closing by scheduling and supervising job site subcontractors, homeowner walk-throughs, and inspections while maintaining company construction and safety standards. All projects are located within the City of Seattle, WA.

Essential Duties and Responsibilities for the Construction Superintendent include the following. Other duties may be assigned.

  • Plan and direct residential construction activities on the building site(s)
  • Schedule all involved subcontractors for each phase of development and residential construction
  • Completes each home site on schedule from planning through occupancy, ensuring all contract obligations are satisfied
  • Approves work being performed by subcontractors and handle any related issues
  • Authorizes payment of subcontractors upon thorough inspection of work
  • Maintains a safe work site by implementing safety requirements and good housekeeping regulations, enforcing safe work habits, observing WA Dept of Labor and Industries standards
  • Maintains compliance with all applicable building codes
  • Verify all checklists are completed and inspections are scheduled and passed
  • Conduct homeowner orientation and any walks throughs ensuring homeowner satisfaction
  • Recognize and enforce quality standards through daily inspection of homes under construction
  • Monitors project site cleanliness and hold subcontractors responsible for daily clean-up
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill
  • Develops and maintains good rapport with subcontractors, homeowners, city officials and inspectors
  • Execute company policies and enforces uniformity on construction methods to ensure compliance with quality standards

Required Qualifications:

  • Minimum of 5 years of experience in Seattle infill residential construction management
  • Must have a vehicle capable of carrying supplies, valid driver’s license
  • Ability to apply understanding to carry out instructions furnished in written or oral form
  • Smart phone and ability to use apps and email access
  • Basic computer skills

Job Type: Full-time

Pay: $90,000.00 - $180,000.00 per year depending on experience level

Responsibilities:
- Oversee and manage all aspects of construction projects from start to finish
- Coordinate and schedule subcontractors, suppliers, and vendors
- Ensure that projects are completed on time, within budget, and meet quality standards
- Monitor and enforce compliance with safety regulations and L&I guidelines
- Review and interpret blueprints, plans, and specifications
- Conduct regular site visits to ensure work is progressing according to plans
- Communicate effectively with project stakeholders including owners, architects, engineers, and subcontractors
- Manage project documentation including contracts, change orders, and progress reports
- Implement and maintain quality control procedures throughout the construction process

Requirements:
- Bachelor's degree in Construction Management or related field (preferred)
- Proven experience as a Construction Superintendent or similar role
- Strong knowledge of construction processes, methods, and materials
- Ability to read and interpret blueprints and construction documents
- Excellent communication and leadership skills
- Strong problem-solving abilities and attention to detail
- Ability to supervise and manage a team of subcontractors and workers
