Schedule: Full Time, Monday- Friday 8:00am – 4:30pm

BROAD SCOPE OF POSITION: Responsible for all aspects of facility and apartment maintenance including interior, exterior, minor electrical malfunctions, light plumbing repair, annual preventive maintenance, supplies, monitoring of any fire equipment, alarm systems and telephone systems, landscaping etc.

ESSENTIAL JOB FUNCTIONS:

· Ensure equipment, grounds and all buildings are clean, safe, and in good working order

· Comply with all regulations regarding hazardous materials or objects

· Follow all fire, safety, and sanitation practices.

· Contract with third party vendors for required services. (At the approval of Executive Director)

· Manage established preventive maintenance program.

· Perform minor repairs as needed.

· Prepare apartments for new residents on a scheduled basis to ensure rapid turnaround of vacancies.

· Perform scheduled floor, carpet, and window maintenance.

· Follow a strict work order system and document all tasks.

· Assist in relocation of residents within community as needed.

· Supervise work done by grounds keepers and any third-party vendors

· Schedule all vehicles for proper maintenance.

· Assist L.P.N. or other staff members with emergencies as needed.

· Follow all OSHA compliance procedures.

· Understand and comply with all resident’s rights.

· Performs other duties as assigned.

EDUCATIONAL REQUIREMENTS:

· High school diploma or equivalent

· Trade skills preferred

EXPERIENCE:

· Two year or more experience in large building or apartment maintenance

· Experience in working in long term or geriatric care preferred

SPECIAL SKILLS OR KNOWLEDGE:

· Must have knowledge and conceptual understanding of building maintenance.

· General knowledge of light electrical, plumbing, HVAC, and refrigeration.

· Trade Certifications preferred

PHYSICAL REQUIREMENTS: (With or without the aid of mechanical devices)

· Lifting, reaching, grasping

· Pushing and pulling

· Fine hand coordination

· Distinguish smells, tastes, and temperatures

· Reading and writing

· Communicate with residents and personnel

· Remain calm under stressful conditions

· Hear and respond to emergency call system

OTHER QUALIFICATIONS:

· Must be able to follow oral and written directions

· Able to relate to residents and families and cooperate with all personnel

· Capable of maintaining reliable attendance

· Must be able to drive under all conditions with a valid driver license

· Must be able to pass a background check

ENVIRONMENTAL CONDITIONS:

· Work will be performed outside and inside.

· Employee is subject to noise, vibration, some hazardous materials.

· Employee is required to wear protective equipment when necessary.
