The Facility Maintenance Technician is essential in ensuring Class A maintenance across the VIP Property Management portfolio, which includes commercial, industrial, retail, mixed-use residential, and medical office properties. This role is crucial for maintaining high facility standards while delivering excellent service to tenants. It requires basic HVAC knowledge and a background in general facility maintenance, including plumbing and electrical systems.
· Conduct basic maintenance and repairs on mechanical systems.
· Maintain preventive maintenance logs for HVAC and life safety systems.
· Repair plumbing issues, including leaks, toilet/urinal repairs, shower drains, faucets, sinks, and sewer lines.
· Perform electrical tasks, such as replacing bulbs, ballasts, switches, motors, and maintaining electrical panels and transformers.
· Coordinate with vendors and contractors for inspections, repairs, and preventive maintenance.
· Perform general repairs and carpentry for residential turnovers, including drywall, painting, ceiling repairs, and basic appliance maintenance.
· Manage year-round grounds maintenance.
· Assist with oversight of third-party contractors for snow removal, landscaping, janitorial services, and elevator maintenance.
· Communicate professionally and effectively with tenants.
· Respond to emergency repairs, including nights, weekends, and holidays.
· Carry out other maintenance tasks as required.
· Experience in facility management in a commercial or mixed-use setting.
· Proficiency with technology such as mobile phones, laptops, email, and energy management software.
· Physical ability to lift up to 100 lbs. and navigate multi-level job sites.
