Job Description : Maintenance Technician

Job Functions :

• Perform repairs and upgrades for apartment interiors and exteriors.
• Handle electrical, plumbing, painting, and lawn maintenance tasks.
• Be on call for emergency repairs and work irregular hours as needed.

• Execute maintenance projects with minimal supervision per company policy.
• Assist in maintenance administration, including inventory tracking and data entry.
• Maintain high customer service standards.
• Comply with company standards and relevant laws (Fair Housing, OSHA, etc.).
• Record and submit employee time sheets on schedule.

Core Tasks :

• Plumbing : Repair fixtures, install / replacing faucets, toilets, hot water tanks, and appliances.
• Electrical : Fix switches, fuses, sockets, and troubleshoot appliances.
• Painting & Drywall : Perform touch-ups and minor wall repairs.
• HVAC : Repair and replace HVAC systems.
• Exterior Maintenance : Maintain property appearance, including trash pickup, outdoor repairs, and lawn care.

Attendance :

Work scheduled hours plus additional hours as needed. Attend training classes and comply with time management policies.

Requirements :

• High school diploma or equivalent (trade school preferred).
• Relevant certifications (e.g., HVAC, CPO) preferred.
• 1-2 years of industry experience or 3 years of general maintenance experience.
• Proficient in electrical, plumbing, and appliance repairs.
• Knowledge of environmental / industrial hazards.
• On-call availability and prompt response to work orders.
• Strong organizational and time management skills.
• Valid driver's license and insurance.
• Proficient in English and basic computer skills.

Physical Requirements :

• Ability to stand, bend, crouch, lift, and carry materials.
• Manual dexterity for operating equipment.
• Normal hearing, vision, color discrimination, and depth perception.
• Use of safety equipment (e.g., goggles, gloves).
