VANIR Commercial Project Manager

Job description

GENERAL DUTIES

  • Supervise and coordinate VANIR’s aspect of projects.
  • Be VANIR’s representative at worksite.
  • Deal with subcontractors, using discretion to ensure services provided are appropriate for VANIR’s customers.
  • Deal with suppliers, using discretion to ensure supplies are sufficient to perform project to standards of VANIR and customer.
  • Deal with customers, and make appropriate adjustments based on information learned from customers.
  • Deal with government inspectors, making appropriate adjustments to ensure compliance with applicable standards.
  • Budgeting.
  • Quality Control.
  • Provide input to VANIR when evaluating past performance of subcontractors and suppliers.

PRE-CONSTRUCTION

Preparation of upcoming jobs

  • Verify scheduling of project and begin site visits two months in advance of trade start date.
  • Coordinate and verify job orders placed prior to start are correct. Use discretion to ensure that selections and job orders are sufficient for project.
  • Inspect premises. Verify all trades are completed on the project to include exterior flaws.
  • Verify material and applicable delivery date. Use discretion to ensure sufficient materials.
  • Perform pre-construction walk with Installers to go over all job details and OSHA compliance.
  • Measure all applicable items.
  • Update VANIR software with applicable schedule and completed task.

CONSTRUCTION

  • Be VANIR’s sole representative at the worksite; deal with any unforeseen events, concerns, issues or problems presented
  • Maintaining started projects
  • Perform OSHA / Safety inspection upon arrival to ongoing job site
  • Verify installation is being performed per the Manufacturer's Installation Manual to include caulk/paint as needed.
  • Verify installation is per plan/builder scope by utilizing spec sheets created by the estimating team.
  • Make sure all job sites are clean and orderly daily i.e. Material stacked neatly in designated areas
  • Notify the builder of any schedule changes due to Installers or material, and update VANIR software if needed.
  • Adjust the installation process as necessary when, in his/her opinion, such a change is needed to meet any safety, quality, or legal requirements, or to ensure a high quality installation is provided within the estimated budget
  • Negotiate solutions to issues raised by the building inspector, subcontractors, or suppliers
  • Formulating, interpreting, and implementing VANIR’s policies and operating practices on the worksite.
  • Schedule subcontractors or suppliers, stopping their work when unsatisfactory, ordering the removal of their employees when necessary, and recommending the dismissal of a subcontractor or supplier if appropriate

CHANGE ORDER PROCESS

  • Requests of Change Orders (COs) as needed
  • Compile a list of needed items such as material and labor needed to complete.
  • Input Change Order into VANIR software and follow up with General Contractor (GC) and Vanir staff as needed.

POST CONSTRUCTION

  • Completion of job
  • Walk project with General Contractor/Customer upon completion whenever able, verify all items are completed per plan/scope and installation guidelines.
  • Note any items that need to be corrected (Punchlist).
  • Contact the appropriate Installer to correct items (Punchlist) within 24 hours, if not completed, contact another installer and back charge the original Installer
  • Verify all returns have been made and jobsite is clean
  • Update VANIR Software with all applicable project closing updates.

OTHER GENERAL DUTIES

  • Follow all VANIR OSHA requirements as trained, ensuring all VANIR personnel are in compliance. If unsure contact your General Manager or the Commercial Operations Manager.
  • Document all OSHA violations on appropriate form with corresponding fines, to include pictures of the violation.
  • Continually train Installers to VANIR standards
  • Maintain a professional relationship with builders, always treating them with respect. Conflicts should be directed to your Field Production Team Leader
  • Follow the inventory process as needed.
  • Review and update VANIR Software daily

Leadership Responsibilities

  • Help Field Operation Leaders to resolve issues that arise in the field as well as be the builder’s first point of contact, to aid in correcting any issues that may arise.
  • One on one mentoring with Field Operation Leaders in your market to help to grow and better master your role.
  • To be the safety coordinator within your market and be responsible for making sure all Safety forms are filled out for every job and any safety violations are documented and updated as soon as possible.
  • To walk 100% projects within your area to check and maintain the quality that VANIR expects on every home as well as address issues with Field Operations Leaders within your market.

VEHICLE USE/MAINTENANCE

  • Obey all traffic laws and established transportation procedures, i.e. no cell phone usage while driving etc.
  • Follow all VANIR Vehicle use policies
  • Check vehicle daily for proper operation of all lights and tires
  • Schedule and maintain proper vehicle maintenance as specified in the operating manual for the vehicle.
