TITLE:
Building Operations Coordinator (UHS)


LOCATION:
Urbana High School


SUPERVISOR:
Director of Facilities Services or as directed by the office of the Facilities Director


SUPERVISES:
Building Custodians and/or temporary employees


JOB OVERVIEW:
The duties of this position include all that are related to maintaining, repairing, and installation of all systems needed for the operation of Urbana High School.


ESSENTIAL FUNCTIONS:
To perform this job successfully, an individual must be able to perform each essential function satisfactorily.

  • Function highly independently with minimal direct supervision.
  • Responsible for overall operations of boilers, heating, and cooling systems.
  • Responsible for working knowledge to operate and monitor of the energy management systems, keeping the entire systems operational, having ability to adjust i.e., set points, equipment as needed, and understanding the systems' monitoring capabilities.
  • Maintain, repair, and replace all HVAC, small electrical task, ballast, bulbs, plumbing, mechanical systems, and control systems. This includes all boilers, water heaters, uninvent, exhaust fans, other motor, and related support systems.
  • Maintain, repair, or replace keys, locks, cylinders, and special door systems.
  • Maintain, repair, replace and have working knowledge of pneumatic, electrical, and digital controls.
  • Maintain, repair, and replace all doors, windows, and associated building hardware.
  • Maintain, repair, replace or dispose of district furniture and fixtures where appropriate of classroom fixtures.
  • Possess general carpentry skills.
  • Conduct minor asbestos maintenance (must acquire asbestos worker license within 6 months of employment).
  • Responsible for the installation of new equipment, new mechanical elements, and appliances.
  • Maintain fire and burglar alarm systems.
  • Perform preventative maintenance of all district equipment, i.e., bleaches and gymnasium equipment as well as other repairs as required.
  • Directly responsible for determining the need for all maintenance or emergency repairs.
  • Responsible for reporting any unsafe conditions to building Administration and the office of the Director of Facilities Services.
  • Maintain all interior and exterior building components.
  • Assist with snow removal as needed.
  • Provide clear communication between Cleaning Contractor and School Administration.
  • Assist with event set-up during the building operations hours.
  • Assist in determining the general state of cleanliness and/or repair of the building and reporting such to the building administrator and the office of the Director of Facilities Services.
  • Coordinate all activities to be performed by the contractor and school administration.
  • Inform Cleaning Contractor of daily needs and assist in scheduling and cleaning around events taking place in the building and Athletic Complex.
  • Schedule and assist maintenance and cleaning throughout the day with district employees.
  • Schedule daily, weekly, and monthly tasks for the building operations.
  • Weekly or/as needed pick-up trash around the outside of the building. And emptying the trash containers outside of the building.
  • Ensure the building is unlocked and prepared for daily operation.
  • Assist with and coordinate building moves.
  • Supervise and/or assist with receiving and storing district materials i.e., instructional material, supplies, district equipment.
  • Supervising and/or assisting in the setting up of the gymnasium, Athletic Complex, or other rooms for school related programs.
  • Be available for emergency maintenance in the event of an emergency or break-in.
  • Responsible for ordering building maintenance supplies.
  • Maintain building safety. Responsible for yearly Regional Office of Education & Fire Safety Inspections.
  • Other duties as assigned by the Director of Facilities Services or as directed by the office of the Director of Facilities.


QUALIFICATIONS:

EDUCATION

  • High School Diploma or Equivalent
  • IDPH Asbestos Workers License (Within six months of employment)
  • Energy Management Specific Training (Ability to obtain after employment)

EXPERIENCE

  • Experience in building maintenance and custodial duties.


OTHER SKILLS AND ABILITIES:

  • Competent knowledge base of HVAC, electrical, plumbing, and mechanical systems, boiler systems and heating plants.
  • Basic knowledge of carpenter skills, basic electronics and any other building trade skills in the building maintenance field is desired.
  • Ability for constant bending, standing, stooping, walking, and lifting.
  • Must be able to lift up to 75 lbs. and move up to 100 lbs.

TERMS OF EMPLOYMENT:

  • Twelve-month employee
  • Must successfully complete necessary certifications & licenses within required timelines.
  • Must be available to work periodic evenings, weekends, holidays, and for emergencies as scheduled.
  • On-call as needed

NOTE: This is not a position within the collective bargaining unit and is not an administrative position.
