General Description / Primary Purpose
Provides direct supervision to Housing and Residence Life maintenance personnel. Oversees skilled trades work including plumbing, electrical, HVAC, and carpentry repairs on student housing buildings, equipment, and appliances, including those by contract vendors. Distributes work assignments and maintains schedules of work including prioritizing work orders. Supervises, monitors, and inspects maintenance work in progress, and performs maintenance work as needed. Recommends corrective measures to the Maintenance Superintendent to secure satisfactory performance of work and ensures work is completed on time maintaining a high level of readiness in all housing facilities located at the University of North Florida. The Maintenance Supervisor maintains a role in the facilities staff on-call process in the event that on-call staff does not respond in a timely manner. Will manage the on-call schedule, as well as special projects as directed by the Maintenance Superintendent. The Maintenance Supervisor must be able to respond to emergency or other major events occurring on campus. Response time to campus must not exceed 30 minutes. During declared campus emergencies, this position may be required to perform specific job-related duties on campus, at a designated off campus location, or place of residence. Duties include, but are not limited to, all essential and marginal job functions listed as well as additional duties as requested by the Maintenance Superintendent.
Essential Duties
Job Function
Assigns and distributes maintenance workload, often using a software work order system; ensures all work completed meets state and federal code and University requirements and industry trade standards, and all applicable safety practices and regulations.

Conducts ongoing facilities condition inspections to assess damages and report condition deficiencies to the Maintenance Superintendent.

Supervises plumbing, electrical, mechanical (HVAC) work - Plans, gives instruction on, and inspects:
a) the installation, maintenance, and repair of sinks and faucets, showers, toilets, urinals, drinking fountains, hot water heaters, valves, and other plumbing fixtures as required,
b) the installation and repair of piping for potable water supplies and
hot and cold-water supply lines for fixtures,
c) the unstopping, repair and replacement of storm water and sanitary drain lines as needed.
Plans, gives instruction on, and inspects the:
a) installation, maintenance and repairs of electrical conduit (underground, exterior, and interior), wiring (Underground and above ground), and devices, external light fixtures and poles (roadway, parking lot, sidewalk, and building), interior light fixtures, power appliances, light machinery, electrical controls (switches, breakers, fuses, and panel boxes), transformers, generators, outlets, computer and telephone cables and circuits; and all other related electrical circuits
and equipment
b) the replacement of ballasts and bulbs in light fixtures throughout the
Housing & Residence Life residential complex.
Plans, participates, gives instruction on, and inspects:
a) the installation, maintenance, and adjustments of refrigeration, air conditioning, heating, and ventilation equipment and duct work as requested or as problems are encountered
b) evacuating and recharging individual air conditioning units
with refrigerants, as necessary,
c) the removal, overhauling, and replacement of compressors, condensers, and other related equipment as needed, maintains adequate fuel/propane levels on
all Housing & Residential Life HVAC and boiler equipment,
d) maintenance of all chillers, cooling towers, and pumps.

Monitors and participates in the preventative maintenance programs throughout the Housing & Residence Life Department. Supervises preventative maintenance work - Plans, participates, gives instruction on, and inspects the completion of:
a) the inspection and cleaning or regalement of air conditioning and heating filters as needed,
b) the lubrication of electric motors according to a specific schedule,
c) the inspection of campus emergency generators for proper fluid levels and operation according to a specific schedule and the making of minor field adjustments as needed,
d) corrects minor defects in stoves, refrigerators, and air conditioning and heating
equipment,
e) replaces door gaskets and condenser fans to refrigerators,
f) refers major problems to supervisor for assignment to appropriate personnel,
g) inspects and repairs Housing's door lock systems.

Supervises equipment operation and insures:
a) employees possess the ability to properly and safely operate all equipment used in daily tasks,
b) employees check all equipment for proper fluid levels and operation before using,
c) employees follow all established and recommended procedures for the safe and effective operation of each piece of equipment.
Follows safety guidelines and procedures:
a) adheres to all federal, state, local, campus, and department safety regulations during the performance of assigned duties,
b) stays alert for safety violations by other employees that may injure those employees, this employee, or other persons in the area,
c) reports all unsafe situations immediately to supervisor or higher authority as needed to correct the condition as quickly as possible,
d) takes immediate action to personally stop unsafe acts if delay to inform supervisor may allow accident to occur.
Required Qualifications
Completion of an approved apprenticeship program or multiple trades and two year of experience directly related to the job functions; or a high school diploma and five years of experience directly related to the job functions. Directly related college coursework or vocational/technical training may substitute at an equivalent rate for the required experience.

Knowledge of the installation, maintenance, and repair of plumbing, HVAC, and electrical equipment. Knowledge of principles, concepts, and techniques of carpentry. Skill in performing minor repairs to appliances such as stoves, refrigerators, and the like. Ability to use a multi meter to test wires for proper voltage and continuity. Ability to read and clearly understand blueprints. Ability to plan, organize, and coordinate work assignments. Ability to work with a minimum of supervision. Ability to understand and apply University rules, regulations, policies and procedures. Skills in applying electrical, refrigeration and plumbing systems maintenance and repair techniques through subordinates. Ability to supervise people.
Ability to determine work priorities, assign work, and insure proper completion of work assignments. Ability to plan and carry out building construction and modification work. Ability to requisition, distribute, and monitor the use of supplies and materials. Ability to communicate information effectively, in English, both verbally and in writing. Ability to establish and maintain effective working relationships with others. Physically, must be able to ascend stairways to gain access to 2nd and 3rd story apartments (no elevator available), ascend narrow spiral stairwells to gain access to loft bedroom units. Ability to push, lift, or move loads of at least 35 pounds (bags of trash, cleaning carts, buffers, scrubbers, cleaning supplies, and the like); ability to carry, erect, climb, and maneuver on ladders and/or scaffolds.

Housing & Residence Life is an integral part of the Division of Student Affairs, and as such, is measured by its ability to successfully interact with students and to assist in their individual needs and concerns.
