UHY LLP is Hiring a Property Accountant Near Southfield, MI

A great UHY client is seeking a Property Accountant to join their team. This position prepares property accounting analysis of actual, reforecast and budget data for distribution to management and outside parties for assigned commercial and residential properties including analysis of related general ledger accounts. Responsibilities also include maintaining and updating depreciation schedules for assigned properties, assisting in year-end audits, job costing and other special projects.

The Property Accountant is a client direct hire position. This position is onsite.

Property Accountant Duties/Responsibilities:

  • Monitors property activity, including activity with new acquisitions and sold properties, coordinating accounting processes and determines that it is properly accounted for in accordance with established guidelines.
  • Investigates, verifies, and reconciles all general ledger accounts on assigned property trial balances with sub-ledgers and/or appropriate support schedules. Review monthly budget to actual numbers and analyze variances for performance issues or unreasonable discrepancies and notifies appropriate departments.
  • Prepare balance sheet account reconciliations (i.e. cash, assets and liabilities) and analytically review operational information (i.e. expense classification and budgetary adherence).
  • Review operating statements for items below the line and items in budgeted job cost for each property.
  • Review job cost vendor invoices for appropriate paperwork and coding.
  • Calculate monthly construction management fees.
  • Post journal entries to assure financials are properly stated monthly.
  • Provide timely and accurate financial information to property managers and ownership on a monthly, quarterly, and annual basis.
  • Prepare tax package containing detailed workpapers for assigned properties throughout the year.
  • Review classification of all expenses and revenues for each property.
  • Assure timely payment of mortgages and other liabilities.
  • Unit rental cumulative reporting.
  • Reconcile monthly bank statements and cash accounts.
  • Maintain daily cash balance on assigned properties.
  • Review accounts payable aging weekly, and along with updated cash balance, select invoices for payment with input from regional property managers.
  • Provide input with preparation of annual and monthly budgetary information for related entities.
  • Assist in year-end audit process. Prepare and analyze financial statements in accordance with GAAP for assigned entities that require an audit or review.
  • Other duties as assigned.

Property Accountant Required Skills/Abilities:

  • Ability to read and interpret accounting reports and business correspondence.
  • High degree of initiative and independent judgment.
  • Strong analytical skills and problem-solving abilities, with strong organizational skills and attention to detail.
  • Effective interpersonal skills; strong oral and written communication skills.
  • Knowledge of budget and expense control.
  • Good time management skills with ability to set priorities and multi-task.
  • Strong computer skills with experience in Microsoft Office products and Real Estate software.
  • Yardi Accounting Software experience a plus.

Property Accountant Education and Experience:

  • Bachelor’s degree in accounting
  • 3-5 years property management or relevant experience
