POSITION SUMMARY:

Responsible for maintenance duties to include all community maintenace service in and outside of the facility. Also responsible for transporting residents, staff, or handling deliveries in a timely manner, and may have to work nights and weekends to accomplish their duties. Our community is operational 24 hours which means you will need to be on call in case of an emergency. 

REPORTS TO: MAINTENANCE DIRECTOR/EXECUTIVE DIRECTOR

POSITION RESPONSIBILITIES:

1. Maintaining and cleaning facilities, equipment, and the environment
2. Ensuring office equipment is in good condition by testing and checking for defective components or parts
3. Maintaining an up-to-date inventory of equipment
4. Diagnosing and troubleshooting maintenance issues
5. Handling emergency requests for cleaning and maintenance services
6. Communicating with supervisors on the maintenance status of equipment and facilities
7. Attending training sessions about best practices for maintaining and cleaning facilities
8. Complying with health and safety regulations and removing waste from facilities
9. Managing the routine upkeep of outdoor areas, building exteriors, and parking lots
10. Troubleshooting issues with lighting, HVAC systems, and plumbing
11. Overseeing construction and repair work

EMPLOYMENT REQUIREMENTS:

1. High school diploma. 
2. A minimum of one year of driving vans for seniors. 
3. Hold valid driver’s license in the state where the Community is located. Must have clean driving record and meet all other employee requirements. 
4. Must be able to speak and write the English language in an understandable manner. 
5. Must function independently with minimal supervision, be flexible in scheduling, have personal integrity, be able to work effectively with residents, personnel, outside vendors, and other support agencies. 
6. Must be able to interact with residents who are highly susceptible to common illness without exposing them to additional health risks.
7. May assist Maintenance Director in keep facility in compliance with government regulations including OSHA, Life Safety Code, and assisted living regulations, if applicable.
8. Must be able to assist in the evacuation of residents in emergency situations.
9. Must always maintain a professional appearance and attitude.

PHYSICAL SPECIFICATIONS

• Ability to perform a wide variety of activities and must be able to lift a minimum of 40 pounds, carry, drive, pull, push, squat, bend, climb, kneel, reach, crawl, twist, grasp, and feel to perform assigned duties.
• The worker is subject to inside and outside environmental conditions and frequent interruptions. May be subject to extreme weather conditions (i.e., temperatures below 32 degrees and over 90 degrees). 
• May work beyond normal working hours, on weekends and holidays when necessary. Scheduled hours may change to meet resident and community needs.
