Job Overview:

Employees are not to engage in conversation with Board Members or other Residents living at Mililani Terrace.

Reports to and only take work orders from the Site Manager and the Maintenance Supervisor.

Maintains a close working relationship with all employees of Mililani Terrace and assists them whenever necessary.

Maintain a professional and courteous relationship with all Tenants of Mililani Terrace and any other people you will come into contact with while on the grounds of Mililani Terrace.

Responsibilities:

Knows emergency telephone numbers (i.e., Police, Fire Department, Site Manager and Maintenance Supervisor.)

Is on call as needed for emergency repairs.

Is familiar with power and water shutoffs, clean-out traps and fire extinguishers.

Responsible and accountable for the correct and safe use of all mechanical tools, power tools and equipment.

Daily Duties:

Full-Time Employees:

● Regular grounds maintenance (i.e., lawn trimming, weed trimming, weed removal)

● Hedge trimming

● Tree pruning, removal and stump grinding

● Palm tree pruning

● Preparing soil by tilling grounds, adding fertilizer for the planting of grass, trees and plants

● Digging, grading, trenching

● Grounds maintenance and repair (i.e., weed barriers, paved surfaces, etc.)

● Apply weed killer, insecticide and herbicides

● Irrigation maintenance and repair

● Watering of grounds when and where needed

● Clean and repair rain gutters

● Debris hauling and disposal, dump runs

● Pulling out and putting back dumpsters on rubbish day

● Collecting bulky items and delivering to bulky item enclosure

● Deliver notices, registration packets, parking passes etc. as needed

● Emergency repairs (roof leak, water leak, etc.)

● Assist building maintenance crew as needed

● Clean up thoroughly after completing any project

● Checks for appearance and cleanliness of grounds

● Respond to work order tickets in a timely matter

● Perform other tasks as deemed necessary from the Site Manager and the Maintenance Supervisor.

Job Type: Full-time

Pay: $14.00 - $20.00 per hour
