Purpose Manages all activities related to development and delivery of custodial services by the evening shift operations section to a large and complex university campus. Services include but are not limited to building security, restorative floor care, event support and routine daily cleaning services. Responsibilities Work under the general direction of the Associate Director of Custodial Services. Responsible for the overall direction, coordination, and performance of 300 employees who provide evening shift cleaning services to approximately 100 campus buildings in accordance with the department's policies and procedures. Serve as a senior member of the Custodial Services management team. Manage program requirements, labor utilization, work production and the resulting service levels. Serve an integral role in development of service delivery strategies and implementation of structured work processes utilizing the OS1 team cleaning system. Establish production and quality control standards, develop budget and cost controls and obtain data to inform decision making and identify potential shortfalls. Represent the department in the absence of the Associate Director. Ensure delivery of routine and specialized services. Provide guidance in the development of improved custodial processes, including implementation needs. Manage activities associated with service projects and ensure all established cost, quality, and delivery commitments are met. Develop and maintain systems to ensure consistent and accurate communication between all shifts of custodial operations, clients, management, and other stakeholders. Coordinate custodial and building services activities with University administration, Facilities Services, clients, and peers to ensure optimum utilization of personnel resources, materials, and equipment. Build and develop positive relationships with clients, peers, employees, and other stakeholders. Develop, analyze, and present data and metrics to monitor the effectiveness of the group for internal and external stakeholders. Provide management reports and presentations. Provide leadership that results in teamwork, customer focus, innovation, and continuous process improvement within the organization. Promote safety in the workplace. Directly oversee subordinate supervisors leading multiple work units. Complete special projects and other related duties as assigned. Periodically participate in meetings and events as required outside of normal shift hours. Required Qualifications Bachelor’s Degree. Six years supervisory experience including two years managing a large workforce. Experience maintaining a budget, administering HR policies and procedures to include leave, performance management, progressive corrective actions, and conflict resolution. Demonstrated customer service experience. Excellent written and verbal communication skills. Proficient with standard office and work management software applications. Professional demeanor. Must have a valid driver's license and an acceptable driving record. Equivalent combination of relevant education and experience may be substituted as appropriate. Preferred Qualifications Bachelor's Degree in related field. Seven years progressive experience in management. Experience in college or university physical plant, facilities administration or an equivalent complex work environment. Experience managing work groups of 200 or more employees. Experience in operation of a custodial services unit. Demonstrated ability to manage a variety of tasks simultaneously. Demonstrated strong interpersonal skills to effectively relate to personnel. Demonstrated ability to work collaboratively as a member of the leadership team to accomplish common goals. Demonstrated ability to interact effectively with university administrators, deans, faculty, and staff in providing excellent customer service. Strong commitment to service excellence. Knowledge of management techniques including reporting, budgeting, internal controls, personnel, and performance measures. Experience with OS1 team cleaning. Proficiency in multiple languages such as English, Spanish, ASL, French, Swahili, Kinyarwanda and Vietnamese. Driving Required This job requires a class "C" operator's driver's license. The applicant selected must provide a current three-year driving record from the current state of residence. If not currently a Texas resident, a Texas driver's license must be obtained within 30 days of becoming a Texas resident. Salary Range $100,000 depending on qualifications Working conditions Environmental Demands May work around standard office conditions. Physical Tasks Repetitive use of a keyboard at a workstation. Use of manual dexterity. Climbing of stairs. Climbing of ladders. Some lifting/moving and pushing/pulling. Work Shift Normal work hours are 12:00 PM to 9:00 PM Monday-Friday. Hours may occasionally vary due to overtime, emergency response or other work schedule requirements. Additional Working Conditions Work in a fast-paced environment with overlapping deadlines. Direct client contact. Work in a team environment. Other related functions as assigned, such as acting on behalf of peer managers and the Associate Director, responding to clients, traveling to meetings, managing projects, serving on a variety of committees, etc. Occasional off-site travel will be required.
