Overview:
The Property Manager is responsible for overseeing the day-to-day operations of the property including, but not limited to: collecting rent, property upkeep, marketing, lease-ups, and compliance. The ideal candidate is capable of ensuring that the property is operated in an efficient and cost-effective manner, providing a well maintained environment for our residents. They will report to, and work closely with, their Regional Manager.

Ability to manage multiple projects of varying complexity as part of a fast-paced team
Proficient with Microsoft Office systems
Ability to learn new systems for communication, data tracking, etc.
Responsibilities & Objectives:
Provide leadership to, and collaborate with, site staff to ensure successful management of property.
Collaborate with local partners to field and process new applicants.
Complete EIV and background checks for applicants to ensure eligibility with government regulations.
Process new move-ins and move-outs.
Maintain tenant files and related documentation regarding continuing eligibility and adjustments.
Work with Director of Compliance to prepare for Federal inspections.
Conduct property inspections and report maintenance needs for building and grounds.
Help process work order requests when necessary, ensuring that maintenance is aware of building needs.
Enforce and process late fees.
Issue lease infractions, lease terminations and eviction notices when necessary.
Maintain property’s curb appeal by regularly walking and cleaning the property.
Review service contracts for property, negotiating and finding ways to steward property resources.
Build and propose annual property budget to Regional Manager in Q3 of each year.
