The New York Climate Exchange is Hiring an Associate Capital Project Manager Near New York, NY

The New York Climate Exchange (The Exchange) is a new not-for-profit climate solutions center designed to build community, foster collaboration, advance climate knowledge, and empower marginalized communities through cross-disciplinary networking, impactful programming, and cutting-edge facilities. While The Exchange will have a physical presence on Governors Island, its spirit and influence will extend beyond the Island into New York City and across the country and world. Our diverse coalition of partnerscommitted and prepared to collectively disrupt the status quoincorporates local and global perspectives on climate change from academia, the private sector, and community-level organizations. As the first of its kind, The Exchange will unlock integrated and scalable approaches to sustainability, ultimately serving as a global model for sustainable positive change. The New York Climate Exchange (The Exchange) seeks to recruit an Associate Project Manager for the Capital Team to support the design and development of our new campus on Governors Island. We have an exciting opportunity to design and build a campus that will set a new standard for sustainable development. Our goal is to build New Yorks first large-scale mass timber buildings, to develop new sustainable infrastructure, to certify New Yorks first Living Building Challenge building, to rehabilitate historic buildings, to build exciting, sustainable public landscapes, and to create a world-class campus that is inspired by the unique location on Governors Island. We are working with an extraordinary team of architects, engineers and project leaders, and we are looking for an Associate Project Manager with the passion and skills to help advance the work.Applicants should feel comfortable working in a fast-paced, start-up environment with tasks and roles changing on a regular basis. This position is full-time. The individual filling this role will primarily work in-person in the New York City area. Periodic remote work is allowed with prior approval.The position reports to the Director of Community Initiatives.

Salary and Benefits

Salary for the Associate Capital Project Manager is between $80,000-$110,000 per year. The position includes eligibility for generous health and retirement benefits, and paid time off/sick leave.Salary will be set based on a variety of factors, including but not limited to qualifications, experience, education, licenses, and specialized training. The above hiring range represents The Exchanges good faith and reasonable estimate of the range of possible compensation at the time of posting.

Responsibilities

Working closely with the Director of Planning and Development and also with the Development Management Team, significant responsibilities will include:
  1. Working closely with the Director of Planning and Development to support all aspects of New York Climate Exchanges capital project development.
  2. Serving as capital project department coordinator and resource for the internal Exchange team and the external consultant teams including the Development Manager, Architects, Engineers, Contractors and others.
  3. Working closely with the Development Management team to support key areas of project focus, including design, sustainable development, schedule and budget, procurement, construction and the start of operations.
  4. Acting as lead coordinator of Exchange Capital Projects and Planning meetings, including meetings with consultants, Exchange partners, Exchange leadership, government entities, stakeholders and others.
  5. Serving as internal project manager for special initiatives as needed.
  6. Working with Exchange finance, legal and administrative team on capital project-related matters such as contract development and management, insurance issues, payment requisition review, insurance, cashflow projections, budgeting and expenditure tracking.
  7. Liaising with Exchange programming staff, Exchange programming working group and various advisory councils to ensure close coordination between the Capital Project Team and the Programming Team.
  8. Providing support for The Exchanges public outreach, public relations, and communications efforts, which may include leading tours of The Exchanges future site on Governors Island, attending and presenting at public meetings and conferences and generally representing The Exchange.
  9. Assisting in preparation of briefing and presentation materials for The Exchanges Board of Directors, committees and other internal groups.
  10. Assisting in preparation of briefing and presentation materials for Trust for Governors Island, Exchange partners, potential donors, and other stakeholders.
  11. Maintaining department project records and archive photos, presentations, project files, renderings, reports, etc.
  12. Providing administrative support for The Exchanges City Funding agreement requirements, Power Purchase Agreements, and Historic Tax Credit structuring, project financing, and real estate closing materials.
  13. Assisting with The Exchanges applications for approvals, submittals to The Trust for Governors Island.

Position-related Qualifications

  1. Bachelors degree with a focus on architecture, engineering, construction management, real estate development or related field; Masters and/or professional degree preferred but not required;
  2. 3-5 years of experience working on complex development projects; with a focus on management of consultant teams during multiple phases of a project (planning, design, construction, operations);
  3. Demonstrated interest in sustainable development practices;
  4. Experience with digital project management tools, including project schedules, budgets, and record-keeping;
  5. Ability to communicate effectively with a broad range of project participants and stakeholders, including technical experts, design and engineering professionals, builders, regulators, government officials, Exchange staff and leadership, and the general public;
  6. Ability to think strategically and work within a small and agile team to develop and implement processes to advance the project, and to find creative solutions to challenging problems;
  7. Excellent verbal and written communication skills in English, including ability to communicate complex technical issues to a wide range of audiences;
  8. Must contribute to an environment that values diversity, equity, and inclusion;
  9. Must be able to work independently and collaboratively on complex tasks on tight deadlines.
